It is recommended <br /> that any cleaned contents be tested before placing them in a non- <br /> contaminated area. <br /> o Step 4: Post Remediation Clearance Testing <br /> ■ Following the remediation(prior to rebuild),ESG should be engaged to perform a <br /> post remediation verification(PRV)to make sure the remediation is complete,that <br /> the remediated areas are dry and clean, and that the building contains a normal fungal <br /> ecology. See"Protocol References"below for more information and <br /> recommendations regarding PRVs. <br /> For prevention of IAQ issues in Commercial Buildings: <br /> • Humidistats should be placed in the building and monitored to ensure humidity levels remain <br /> below 60%. <br /> • A program should exist or be developed to ensure routine maintenance inspections and <br /> documentation. Moisture prevention through routine inspections and timely repairs are the most <br /> cost effective ways to prevent future microbial and moisture related issues from occurring. <br /> o A digital documentation checklist may be useful for providing consistency and quality <br /> assurance of inspections. <br /> o Inspections by the maintenance should include(but not limited to) documentation and <br /> classification of any water leaks, documentation and data collection of the humidistats, <br /> routine inspections of the HVAC system and replacement of the air filters, occupant <br /> surveying for information regarding visible moisture damage or unusual odors,visual <br /> surveys of exterior windows/walls and condition of sealants/grout. <br /> o The Environmental Protection Agency(EPA) suggests that the management of <br /> commercial buildings dedicate an employee as an `IAQ Manager' for the building to help <br /> create and implement an effective IAQ program including the tasks mentioned above. <br /> Contact ESG for recommendations on resources with IAQ prevention examples and <br /> templates. <br /> o ESG may be engaged to help create a facility moisture prevention and occupant risk <br /> prevention plan or can be engaged for reviewing and advising on current maintenance <br /> plans. <br /> o ESG encourages considering routine semi-annual air quality and environmental check- <br /> ups for systemic IAQ issues. These check-ups may be very beneficial for preventing IAQ <br /> issues and reassuring the safety of the occupants. Any specific areas of concern may also <br /> be addressed during the check-ups. These check-ups are generally the most beneficial <br /> when performed in the Summer and Winter. Contact ESG for more additional <br /> information on yearly testing plans. <br /> • ESG recommends considering ongoing IAQ monitoring for CO2,VOC's,particles,RH, and <br /> temperature by use of discrete air quality monitoring devices. These monitors can be very helpful <br /> for preventing building issues, addressing occupant concerns, and determining ongoing building <br /> performance.
