17
1 Slide #4
Present and Proposed Greene Tract
Land Use Configuration
w Environmental uxErriuer< rea.
Assessment
and Public
Outreach
 II
a ,
w
2
3
4 Craig Benedict said the previous ownership map is shown on the left, and the 60-acre
5 medium green area is the Headwaters Preserve. He said the area is not contiguous to other
6 identified wetland and stream buffer areas noted as the Greene Tract Reserve. He said the
7 right side map is a new configuration, and the medium green color would be a total of 60 acres
8 of county-owned preserved land, and the darker green Greene Tract Reserve would equal a
9 total 82 acres of preserved land. He said Syn Terra's analysis determined which areas are
10 jurisdictional and those that are regulatory. He said the strictest restrictions were observed, and
11 the review only come up with 40 total acres of jurisdictional and regulatory areas, but the group
12 doubled the amount and came up with buffers upon buffers to reach 82 acres. He said the
13 yellow area to the east on the map is part of the 66 acres to be developed. He said when this is
14 added to the 16-acre school site, it gives a total of 82 acres of potentially developable land,
15 balanced with 82 acres of preserve. He said in the agenda, there is mention of the plat being
16 107 acres rather than 104 acres. He said a surveyor took a look and found 3 extra acres along
17 the rail right of way, which is on the eastern part of the site. He said a plat will eventually be
18 created to show 3 acres of joint owned land as a rail right of way. He resumed the PowerPoint
19 presentation:
20
