The ramifications of poor <br /> housekeeping include: lack of market interest, less competitive pricing, and outdated valuations which <br /> are problematic for a whole host of reasons. We have invested in this technology because it enables <br /> and encourages our clients to more easily track and maintain their schedules which in turn results in a <br /> better property insurance outcome. <br /> Oasys-Net capabilities include: secure web based access; view-only and edit levels available, tracking <br /> construction, occupancy, protection exposure, geo-codes, values, square footage and other critical <br /> location details; paperless updates for insurable property between the County and Alliant, and flexible <br /> reporting capabilities, including export to both Excel & Portable Document Format (PDF). Variance <br /> reports are also available which identify changes over a queried period of time. The database allows <br /> for uploading of standard appraisal formats, including photographic records. Annual valuation <br /> trending capabilities can be done on entire schedules according to Marshall & Swift suggested <br /> guidelines. <br /> CSR 24 Certificate Management System — CSR 24 provides 24-7 access to certificate requests and <br /> history. This is a user friendly product that can allow multiple client users from the City to request and <br /> manage certificates. <br /> 11. Broker shall have the capacity to contract services for one year with a 2 year optional renewal, at the <br /> County's discretion, for a total contract term up to 3 years. At the end of the three-year period, or <br /> earlier if annual renewal is not executed, the County will - a competitivprocess- broker <br /> services, if such services are required at that time. <br /> Alliant understands and agrees to the proposed contract timeframe. We have the capacity to provide <br /> superior service and results to the County for the entirety of our contract life cycle. <br /> 12. Broker shall provide a description of its commitment to transparency and provide full disclosure of <br /> all fees, commissions, and income . .- derived . <br /> Alliant commits to full transparency in all aspects of our dealings with Orange County. As previously <br /> stated, to avoid the real or perceived possibility of a conflict of interest, we do not own any TPA's, <br /> wholesale firms, reinsurers, appraisal firms or other vendors where earned revenue can be "hidden". <br /> All income earned on placements on your behalf will be fully disclosed. <br /> Please refer to Appendix C for Alliant's transparency and disclosure language. <br /> - 22 - /I mast <br />
