All subdivisions must provide a minimum of 0.028 square feet of recreation space per land <br />area dedicated for residential use (Articles 5. 1.1 8 6.12 of the Orange County Zoning <br />Ordinance, outline Land Use Intensity (LUI) requirements.) <br />• 0. 028 . 54 66 = 1.53 acres or 66,647 square feet <br />In those cases where the LUI calculation results in s larger amount than the public <br />recreation space requirement of 1157 acre per lot, the difference shall be established as <br />private recreation space for the use of the residents of the development. <br />A minimum of 46,778 square feet of open space shall be dedicated for private recreation <br />use. (66,647 —19 ,869 = 46,778 square feet (1.OT acre)) <br />• The applicant has proposed 4.31 acres for private recreation use <br />2.24 -acres in an active recreation area, and <br />2.07 acres in passive pedestrian walkways <br />Well - Septic: <br />• All lots to be served with individual well and septic systems <br />Final number of lots does not exceed the number approved with the concept plan <br />Agency Comments <br />• Requests for agency review were sent to: NCDOT, Recreation ano Parka, Orange County <br />Schools, Soil and Water Conservation, Erosion Control, the County Attorney, and the Fire <br />Marshal. <br />• Commentsareattacied. <br />Planning Staff Comments <br />The Preliminary Plan meets the conditions placed on the Concept Plan approval. <br />Revisions to Ne concept plan include: <br />• Compliance with the Nauss River Basin rates that have been adopted since Concept Plan <br />approval. <br />• Delineation of a building limit line along the eastern edge of lots 1 -14 to eliminate any load <br />potential from the drainageway and beaver pond. <br />Development p Schedule. and AE <br />• First Action: Planning Board to consider Concept Plan <br />The Planning Board approved the flexible development concept plan for Birdsong on <br />October 4, 2000 with the following conditions: <br />1, Birdsong Lane shall be a public right -of -way built to INDUCT standards with additional five <br />(5) foot utility easements on each side. The rigM-of-wey at the Lidle River Church Road <br />intersection shall be Improved to NCDOT Standards. Sight distance triangles (10 x 10') <br />shall be delineated on the plat for Birdsong Lane at the intersection withiidle River Church <br />Road. <br />2. Driveway access came shall be a minimum of 50 feet from the intersection of street ril <br />m -way. <br />3. Lots 1 and 26 shall not have direct access onto Little River Church Road but shall exit onto <br />Birdsong Lane. <br />4. If an entrance sign is andcipa[ed and will not be placed within the 100 -foot building buffer, <br />maintained by the Homeowners Association, a sign easement must be reserved within one <br />of the residential lots. <br />5. All common areas (stream buffers, building buffers, landscape buffers) must be clearly <br />identified on the preliminary and final plats and maintained by the Homeowners Association. <br />
