Availability of sufficient water for fire protection and possible need for a pedestrian <br />corridor to be widened to allow a fire truck to draw water from the beaver pond. <br />Two sources of water are available for fire protection for this subdivision. (See November <br />15, 2001 memo regarding this matter and related staffing issues on page 27a.) <br />2. Birdsong Lane culEesac may be too long, limiting connectivity and EMS access. <br />A. The stub -out between lots 14 and 15 provides for Birdsong Lane to be extended <br />southwest toward Pearson Road or NC Hwy 57 should future development occur. <br />(Resolution Section B].) (see pages 8 -91 <br />B. The enlarged 40 -foot easement between lots 5 and 6 provides a second access point <br />for EMS Vehicles. This pathway connects Birdsong Subdivision with May Drive the <br />private road, which serves the three exempt lots to the east following an existing farm <br />road. Further surface improvements will be made to ensure sufficient support for fire <br />trucks and other emergency vehicles. (Resolution Sections B.B. & F.6.) [see pages 9 <br />and 11] <br />3. Further clarification on the proposed private recreation space. <br />The applicant has delineated a specific 2.24 -acre area dedicated for active recreation and <br />a 2.07 -acre pedestrian trail network around the perimeter of the subdivision. This <br />combination (4.31 acres) exceeds County regulations, which do not specify a type of <br />private recreation space simply a minimum area amount. (See Resolution Section E.2.) <br />4. Potential maintenance concerns linked to the pond, wetland area and beaver habitat. <br />A. The applicant has increased the building limb line from 50 feet to 65 feet away from the <br />edge of the pond to prevent any risk of structural OOOtling. (The 65 feet distance is <br />consistent with our new scream buffer regulations.) (Resolution Section F.2J [see page <br />10] <br />
