25 <br /> Surrounding Land Uses and Site Restrictions <br /> Surrounding Land Uses _ <br /> Little River Park has 391 acres,with the western por- <br /> tion at the Guess Road entrance very narrow,and <br /> bound on both the north and south sides by residential <br /> properties.The caretaker residence is located at this _ <br /> western-most portion of the property. Behind the park F <br /> r <br /> office there are two private residences with associated <br /> i� <br /> outbuildings.These homes,along with others,pose a <br /> constraint on the park usage for this area,both in terms <br /> of avoiding impacts to those residences and ensuring <br /> the best recreational experience for park users,and the <br /> sense of"being away from it all! On the southeastern <br /> border within Durham County the park abuts a residen- <br /> tial subdivision with several homes.This portion of the <br /> park is fully wooded and contains a section of moun- <br /> tain bike trail. <br /> CWMTF Conservation Easements <br /> Funding to acquire the park was provided in part by <br /> the North Carolina Clean Water Management Trust <br /> Fund (CWMTF).The grant required that a permanent <br /> conservation easement be recorded that restricts devel- <br /> opment within the most water quality sensitive por- <br /> tions of the site along the North Fork Little River and its v � : ver •:' ' `�' ` a <br /> tributaries within the park.The conservation easement <br /> area consists of 300-foot-wide riparian buffers along the Other Limitations <br /> river frontage and the perennial streams totaling 131 Durham and Orange counties were awarded a $250,000 <br /> acres of the 391-acre park(Figure 5).The conservation <br /> easement is attached as Appendix E;the land manage- North Carolina Parks and Recreation Trust Fund <br /> ment requirements of the grant are summarized below.
