A new full service drive is proposed approximately 4601f from the
intersection of Old NC 86 and Oakdale Dtive, ^_- 4,,1,« ,A nnP 1Pft
turuu.g
ii. This allows for abetter stacking condition for those members that are
wanting to make a left turn movement from Old NC 86 into the site
while allowing the commuters that want to access Oakdale drive, to
have a less impeded approach further down at the signalized
intersection.
b. The existing full service drive is being converted to a limited access drive that
will only allow a right in -right out movement along Old NC 86
4, Utilities: The minor increase to Sewer and Water needs has been reviewed and
approved by the Town of Hillsborough. A copy of the approval letter was submitted
with the application.
5. Property Value: The building value will increase properties. Totalrestllnatedvalue of increasing the
tax value of the property and surrounding p p
building additions is to be approx. $350,000 and the remote teller office to be
approx. $100,000 added to the existing property's current value.
6.. Environmentally sound: The credit union as a financial institution, has a low
impact on the environment in terms of pollution, noise, and waste.. We are proposing
to handle all new storm water impact by the use of an underground detention system.
This system allows for our site to meet county and state requirements while
preserving the visual appearance of the Old NC 86 corridor. Without this system, we
would have to utilize an above ground pond that would be visible from the street,
7. Appearance: All proposed work is to match the existing building in terms of
materials and finishes. The remote teller office will utilize similar materials as well.
a. Both the additions and the remote teller office will be below 30' tall.
SectionfElevations have been provided in the packets illustrating these
heights,
b. Continuation of quality facility maintenance and landscape maintenance for
the site.
ere are only a few concerns that we are not able to meet fully with these additions and ask
for relief from the Planning staff and County Commissioners given the Credit Union's
positive influence to the area and long standing relationship, These issues are reflected in our
request for a change in zoning:
Document DmiBn Narratlon_Nov12- 2003.d0c
