Construction Documents <br />20033 <br />Orange County Europa Center <br />26 0101 - 7 ELECTRICAL GENERAL <br />PROVISIONS <br />D.All feeder conductor insulation shall be proof tested after installation and before actually <br />energizing the connected loads. All underground circuits and circuits in ground floor slabs 600 <br />V and below shall be tested by cable insulation tester. Minimum readings shall be one million <br />(1,000,000) or more ohms for #6 AWG wire and smaller, 250,000 ohms or more for #4 AWG <br />wire or larger, between conductors and between conductor and the grounding conductor. After <br />all fixtures, devices and equipment are installed and all connections completed to each panel, <br />the contractor shall disconnect the neutral feeder conductor from the neutral bar and take a <br />cable insulation tester reading between the neutral bar and the grounded enclosure. If this <br />reading is less than 250,000 ohms, the contractor shall disconnect the branch circuit neutral <br />wires from this neutral bar. He shall then test each one separately to the panel and until the low <br />readings are found. The contractor shall correct troubles, reconnect and retest until at least <br />250,000 ohms from the neutral bar to the grounded panel can be achieved with only the neutral <br />feeder disconnected. At final inspection, the contractor shall furnish a cable insulation tester and <br />show the engineers that the panels comply with the above requirements. He shall also furnish a <br />hook-on type ammeter and voltmeter to take current and voltage readings as directed by the <br />representatives. Submit written report to the engineer. Correct or replace any defective or <br />grounded circuit and make wire by wire test. <br />3.06 ADJUST AND CLEAN <br />A.All equipment and installed materials shall be thoroughly clean and free of all dirt, oil, grit, <br />grease, etc. <br />B.Factory painted equipment shall not be repainted unless damaged areas exist. These areas <br />shall be touched up with a material suitable for the intended service. In no event shall <br />nameplates be painted. <br />C.At a scheduled meeting, the Contractor shall instruct the Owner or the Owner's representative in <br />the operation and maintenance of all equipment installed under his Contract (in the presence of <br />the Engineer). <br />D.Schedule cleaning operation so that resulting duct, debris, and other contaminants will not fall <br />on newly painted surfaces nor contaminate building systems. <br />E.All debris created by the execution of the electrical work shall be removed and disposed of off <br />site. <br />F.Surfaces of exposed conduit shall be cleaned of dirt, rust, scale, grease, and other foreign <br />matter and be left in condition acceptable for painting. Equipment furnished without shop <br />applied finish shall be shop primed. Concealed surfaces of metal racks, frames and boxes shall <br />be painted before mounting. All miscellaneous metal items such as mounting angles, channels, <br />pipe anchors, bases and inserts shall be delivered to the jobsite prime painted. All cut metal or <br />damaged finishes shall be deburred, smooth finish galvanized using “Galvafroid” compound or <br />approved equal and painted to match. <br />3.07 MAINTENANCE AND OPERATING MANUAL <br />A.The Contractor shall prepare an electronic submission of a manual describing the proper <br />maintenance and system operation. This manual shall not consist of standard factory printed <br />data intended for dimension or design purposes (although these may be included), but shall be <br />prepared to describe this particular job. This manual shall include the following: <br />B.Warranties as required for each product. <br />C.A check list for periodic maintenance of all equipment requiring maintenance. (i.e., fire alarm <br />system, security system, generator, battery backup system, etc.) <br />D.Maintenance and spare parts data for all equipment. <br />E.The manuals shall be dated and signed by the Contractor when completed. <br />F.The Contractor shall provide to the Owner, at no additional cost, a video recording (DVD format) <br />of all training sessions held to train the Owner in the operation and maintenance of all fire alarm <br />systems, sound systems, security systems, lighting control systems, integrated communication <br />systems, CCTV, MATV, CATV, and all other electrical systems requiring training. <br />DocuSign Envelope ID: ECCAC5A0-6CC8-4B37-8AD3-89D69F0AE1AE
