Where the Contract Documents require a special warranty, or similar commitment on the Work or part of <br />the Work, the Owner reserves the right to refuse to accept the Work, until the Contractor presents <br />evidence that entities required to countersign such commitments are willing to do so. <br />F. Minimum One Year Warranty on All Work: A one-year unconditional non-prorated warranty shall be <br />provided for all work, material and equipment on this project. Any and all defective work, material and <br />equipment shall be corrected by the Contractor at his own expense during this one-year period. Defective <br />work, material or equipment including other related or adjacent work damaged directly or indirectly by <br />defective work, material or equipment shall be corrected promptly and within 24 hours during this period <br />of time unless emergencies require a more prompt repair by the Contractor. Longer term warranties shall <br />apply where noted but shall be in addition to this warranty and not be used as a substitute for this <br />warranty. <br />1.5 OTHER WARRANTIES <br />A. In addition to a one-year warranty on all work, the contract documents contain other warranties. The <br />Contractor shall include these written warranties in all submittal documents and closeout documents. <br />1.6 SUBMITTALS <br />A. Submit written warranties to the Architect. All warranties shall be dated from Final Completion or <br />Beneficial Occupancy. <br />B. When the Contract Documents require the Contractor, or the Contractor and a subcontractor, supplier or <br />manufacturer to execute a special warranty, prepare a written document that contains appropriate terms <br />and identification, ready for execution by the required parties. Submit a draft to the Owner, through the <br />Architect, for approval prior to final execution. <br />C. When warranted construction requires operation and maintenance manuals, provide additional copies of <br />each required warranty, as necessary, for inclusion in each required manual. Services in this article may <br />not be allowed for publicly funded projects. <br />D. Partial Occupancy: Submit properly executed warranties within 15 days of completion of designated <br />portions of the Work that are completed and occupied or used by Owner during construction period by <br />separate agreement with Contractor. <br />E. Form of Submittal: Organize warranty documents into an orderly sequence based on the table of contents <br />of the Project Manual. <br />1. Bind warranties and bonds in heavy-duty, 3-ring, vinyl-covered, loose-leaf binders, thickness as <br />necessary to accommodate contents, and sized to receive 8-1/2-by-11-inch paper. <br />2. Provide heavy paper dividers with plastic-covered tabs for each separate warranty. Mark tab to <br />identify the product or installation. Provide a typed description of the product or installation, <br />including the name of the product and the name, address, and telephone number of Installer. <br />3. Identify each binder on the front and spine with the typed or printed title "WARRANTIES," <br />Project name, and name of Contractor. <br />F.
