<br />Observations and Recommendations: <br />For office, vestibule, and storage loading, reinforcing will be required in <br />areas not previously reinforced. Per the North Carolina Existing Building Code <br />807.4, “existing structural elements supporting any additional gravity loads <br />as a result of alterations shall comply with the international building code,” <br />except structural elements whose stress is not increased by more than ten <br />percent. Based on the assumption that the building was originally designed <br />as a school, the applicable live load would have bee n 40 psf. The proposed <br />new uses as office, storage, and vestibule exceed the load by more than ten <br />percent. Therefore, the floor must be capable of safely supporting the new <br />loads in accordance with the code. Our recommendations for reinforcing <br />floors included in this scope of this project are provided below. Because our <br />analysis only included the portions of the existing building for this project, <br />we recommend a full conditions assessment of the entire building to verify <br />that other portions of the building have sufficient capacity to support their <br />uses per the North Carolina Existing Building Code and International Building <br />Code. <br /> <br />Areas with existing reinforcing included in this project scope are acceptable <br />for new loading conditions per North Carolina Existing Building Code 807.4; <br />existing structural elements have been analyzed to support new loading and <br />are satisfactory. New loading conditions consist of 50psf live load for office <br />spaces, 80psf live load for vestibule spaces, and 125psf live load for storage <br />spaces. As noted previously in letter by William D. Bilger, PE, the Area 2 can <br />only support a safe live load of 30psf. Per our analysis, Areas 4 and 5 can <br />support a safe live load of 40psf. <br /> <br />In Area 2, it is recommended to reinforce the 5x13 wood beams and 4x8 wood <br />girder with steel channels on both sides connected with thru bolts and field <br />spliced for ease of installation. At Area 5, it is recommended to sister one <br />additional 2x12 member to each existing member. In Area 4, it is <br />recommended to sister an additional 2x12 member to each side of each 2x12. <br />In Areas 4 and 5, it is recommended to reinforce the 4x8 wood girders with <br />steel channels on both sides connected with thru bolts and field spliced for <br />ease of installation. See attached PDF of plan locations of required <br />reinforcing and a sketch of the proposed reinforcing detail. <br /> <br />Limitations of Report: <br />The professional services for this limited structural condition survey and <br />report have been performed, the findings obtained, and the conclusions <br />drawn in accordance with generally accepted engineering principles and <br />practices. The scope of this limited condition survey and report is limited <br />to the structural issues previously identified above.
