Grantor is the sole owner in fee simple of the property containing 1.64 acres <br />more or less, located in Chapel Hill Township, Orange County, North Carolina, and more <br />particularly described in an instrument recorded in Book 916, Page 64, Orange County <br />Registry (hereinafter the "Property ") and further described in Exhibit A attached hereto <br />and by this reference incorporated herein. <br />B. WHEREAS, Grantor and Grantee have agreed to set aside 1.17 acres of the <br />Property (as described herein below and hereinafter referred to as the "Easement Area "), for <br />the purpose of creating a Conservation Easement to preserve, enhance, restore, and maintain <br />the natural features and resources of the Easement Area, to provide habitat.for native plants <br />and animals, to improve and maintain water quality, and to control runoff of sediment <br />(hereinafter the "Conservation Values "). <br />
