Lease Amendment <br />This Lease Amendment is hereby made and entered into by and between C3 Hillsborough LLC <br />("Landlord") and the following tenants (the "Tenant") (collectively the "Parties") on <br />_________________: <br />Orange County, Office of the Public Defender <br />BACKGROUND: <br />Landlord and Tenant have previously entered into a Lease Agreement ("the Lease") dated <br />October 23, 2019 whereby Orange County, Office of the Public Defender leased Premises from <br />C3 Hillsborough LLC located at 115 East King Street, Hillsborough, Orange County, North <br />Carolina 27278, more specifically described in the Lease; and Landlord and Tenant desire to <br />amend the Lease as described in this agreement. <br />AGREED TERMS: <br />For and in consideration of the mutual covenants and promises in this agreement, and other good <br />and valuable consideration, the receipt and sufficiency of which are acknowledged, the Parties <br />agree as follows: <br />1.Landlord and Tenant both acknowledge and agree that the Lease is currently in effect and <br />that neither party is in breach or default of the Lease. <br />2.Landlord and Tenant amend the Lease as follows: <br />Replace the first sentence of TERM 2 on page 1 with: “The term of this Lease shall <br />commence on June 1, 2021("Lease Commencement Date"), and shall end at 11:59 p.m. (based <br />on the time at the locale of the Premises) on May 30, 2024, unless sooner terminated as herein <br />provided.” <br />Replace the first sentence of RENTAL 3 on page 3 with: “Beginning on May 1st, 2021 <br />("Rent Commencement Date"), Tenant agrees to pay Landlord (or its Agent as directed by <br />Landlord), without notice, demand, deduction or setoff, an annual rent of $ 50,286.66, payable in <br />equal monthly installments of $4,190.56, in advance on the first day of each calendar month <br />during the term hereof.” <br />3.Except as specifically amended above, the original terms and provisions of the Lease <br />remain in full force and effect, and both Landlord and Tenant affirm and consent to the Lease, as <br />amended in this agreement, and agree to be bound accordingly. <br />4.This Lease Amendment can be recorded at the discretion of the Parties, or the Parties can <br />prepare a short form memorandum of this Lease Amendment which can be properly executed <br />and recorded in the Register's Office for Orange, North Carolina. <br />May 27, 2021 <br />DocuSign Envelope ID: 68F05080-33EE-41E0-93FD-DE049F29D80F
