36 <br /> SECTION 6 UTILITIES, SERVICES, AND OBLIGATIONS DURING THE LEASE TERM <br /> 6.01 PROVISION OF SERVICES,ACCESS,AND NORMAL HOURS(JUN 2012) <br /> A. The Government's normal hours of operations are established as 6 AM to 6 PM,Monday through Friday,with the exception of Federal holidays. <br /> Services, maintenance, and utilities shall be provided during these hours. The Government shall have access to the Premises and its Appurtenant <br /> Areas at all times without additional payment, including the use, during other than normal hours, of necessary services and utilities such as elevators, <br /> restrooms,lights,and electric power. Cleaning shall be performed during business hours. <br /> B. The Lessor and the Lessor's representatives, employees and contractors shall demonstrate a cooperative, positive, welcoming, respectful, <br /> professional and business-like demeanor and shall present a neat,clean,job-appropriate(professional)appearance. <br /> 6.02 UTILITIES(APR 2011) <br /> The Lessor is responsible for providing all utilities necessary for base Building and tenant operations as part of the rental consideration. <br /> 6.03 INTENTIONALLY DELETED <br /> 6.04 INTENTIONALLY DELETED <br /> 6.05 HEATING AND AIR CONDITIONING(OCT 2020) <br /> A. In all office areas,temperatures shall conform to local commercial equivalent temperature levels and operating practices in order to maximize <br /> tenant satisfaction. These temperatures shall be maintained throughout the leased Premises and service areas, regardless of outside temperatures, <br /> during the hours of operation specified in the Lease. The Lessor shall perform any necessary systems start-up required to meet the commercially <br /> equivalent temperature levels prior to the first hour of each day's operation. At all times,humidity shall be maintained below 60%relative humidity. <br /> B. During non-working hours,heating temperatures shall be set no higher than 55°Fahrenheit,and air conditioning shall not be provided except <br /> as necessary to return Space temperatures to a suitable level for the beginning of working hours. Thermostats shall be secured from manual operation <br /> by key or locked cage. A key shall be provided to the Government's designated representative. <br /> C. Thermal comfort. During all working hours, Lessor shall comply with ANSI/ASHRAE Standard 55, Thermal Environmental Conditions for <br /> Human Occupancy that corresponds with how the Building's HVAC system was designed to perform. At a minimum, Lessor must meet ASHRAE <br /> Standard 55-2004. <br /> D. Warehouse or garage areas require heating and ventilation only. Cooling of this Space is not required. Temperature of warehouse or garage <br /> areas shall be maintained at a minimum of 50°Fahrenheit. <br /> E. The Lessor shall conduct HVAC system balancing after any HVAC system alterations during the term of the Lease and shall make a reasonable <br /> attempt to schedule major construction outside of office hours. <br /> F. Normal HVAC systems'maintenance shall not disrupt tenant operations. <br /> G. Up to 100 ABOA SF of the Premises has been designated as an"ADP Room"and shall receive cooling at all times(24 hours per day, 365 <br /> days per year)in accordance with the requirements attached to this Lease. <br /> H. INTENTIONALLY DELETED <br /> I. The 24 hour, 365 days a year HVAC service(s)stated above shall be provided by the Lessor as part of the operating rent established under <br /> the Lease. <br /> 6.06 OVERTIME HVAC USAGE(OCT 2020) <br /> A. If there is to be a charge for heating or cooling outside of the Building's normal hours,such services shall be provided at the hourly rates set <br /> forth elsewhere in the Lease. Overtime usage services may be ordered by the Government's authorized representative only. <br /> B. When the cost of service is$10,000 or less,the service may be ordered orally. An invoice shall be submitted to the official placing the order <br /> for certification and payment. Orders for services costing more than$10,000 shall be placed using GSA Form 300,Order for Supplies or Services,or <br /> other approved service requisition procurement document. An invoice conforming to the requirements of this Lease shall be submitted to the official <br /> placing the order for certification and payment. <br /> C.
