122 <br /> Pedestrian Access to Lessor to ensure areas of concealment are minimized in and around <br /> Controlled Parking <br /> parking areas. <br /> Areas <br /> Hazardous Materials If there is HAZMAT storage, Lessor shall locate it in a restricted area or <br /> Storage storage container away from loading docks, entrances, and uncontrolled <br /> parking. <br /> Receptacle and Trash receptacles, containers, mailboxes, vending machines, or other <br /> Container Placement fixtures and/or features that could conceal packages, brief cases, or other <br /> portable containers shall be located 10 feet away from building. <br /> The lessor shall design, install, and maintain an Intrusion Detection <br /> System (IDS) consisting of door contacts for all perimeter entry and exit <br /> Intrusion Detection doors to USDA space; magnetic contacts for operable ground floor <br /> System Coverage and windows, acoustic glass break detectors for glass doors, doors with glass <br /> windows, or ground level windows; passive infrared motion sensors (if <br /> Monitoring needed); an alarm keypad (one needed per office suite); and an auto- <br /> dialer for alarms to annunciate to the Federal Protective Service (FPS) <br /> Alarm Mega Center (or an approved 3rd party monitoring service). <br /> All USDA Main Entrance/Reception areas shall have a duress/panic alarm <br /> installed. <br /> Duress/Panic Alarms These alarms shall be tied into the IDS system to ensure annunciation to <br /> the FPS Alarm MegaCenter, local police station, or approved 3rd party <br /> monitoring service. <br /> Security System Lessor shall conduct security system performance testing annually on all <br /> Testing and electronic security system components maintained by the lessor (if <br /> Maintenance applicable). <br /> Implement a preventive maintenance program for all security systems. <br /> Any critical component that becomes inoperable must be replaced or <br /> repaired within 5 business days. <br /> Access to Facility Building Information—including mechanical, electrical, vertical transport, <br /> Information fire and life safety, security system plans and schematics, computer <br /> automation systems, and emergency operations procedures—shall be <br /> strictly controlled. Such information shall be released to authorized <br /> personnel only, approved by the Government, by the development of an <br /> access list and controlled copy numbering. The Contracting Officer may <br /> direct that the names and locations of-Government tenants not be <br /> disclosed in any publicly accessed document or record.
