Article 7: Subdivisions 289 <br /> Section 7.11: Recreational Facilities <br /> (B) In all cases, the Recreation and Parks ArhA Parks and Recreation142 Council shall <br /> review and make recommendations to the Planning Board and Board of County <br /> Commissioners on the provision or dedication of recreation and/or open space areas. <br /> (C) This public Recreational Facilities requirement is in addition to any requirements for <br /> privately held passive or active Common Open Space areas. <br /> 11.2 Area Requirements <br /> (A) At least 1/57 of an acre shall be dedicated for each dwelling unit planned or ovided <br /> for in the subdivision plan, except where land is located within a Special FI od <br /> Hazard Area and/or is characterized by steep slopes (15% or greater), t n at least <br /> 1/20 of an acre of such land shall be dedicated for each dwelling unit. <br /> If the application of the provisions of Article 3 (Required Minimum creation Space <br /> Ratio, as shown on the table of each zoning district) and Section .3 (Land Use <br /> Intensity System)of this Ordinance results in a greater amount f land, then the <br /> ifference between the application of the standards above an those of the <br /> r erenced Articles shall be established as private recreatio for the use of the <br /> res ents of the development. <br /> (C) The to I land area dedicated as part of a nonresident' subdivision shall be <br /> determin d by an analysis of the site, the use(s)to located thereon and the <br /> designatio of recreation and/or open space sites s shown on the adopted <br /> Comprehens' a Plan. <br /> (1) The site an sis shall be prepared by th subdivider and shall identify in written <br /> and graphic f those areas characte ' ed by: <br /> (a) Steep sl es (15% or great ), <br /> (b) Special floo hazard are and wetlands, <br /> (c) Rock outcroppi s, <br /> (d) Mature woodlands trees of 18 inches or greater in diameter), <br /> (e) Existing structu s an cemeteries, and <br /> (f) Lakes, pond , rivers and ther water resources. <br /> (2) A written and gra is description sh I also be submitted by the subdivider which <br /> identifies: <br /> (a) The roposed use of each lot in t subdivision, <br /> (b) T e approximate amount of building nd parking coverage for each lot, <br /> nd <br /> (c) The approximate number of employees a ociated with each use. <br /> (3) 1 no case shall the total land area be less than that r quired by application of the <br /> rovisions of Article 3 (Required Minimum Pedestrian/L dscape Ratio, as <br /> shown on the Table of each zoning district) and Section 6.
