Article 5: Uses 226 <br /> Section 5.14: Standards For Manufacturing, Assembly, Processing,and Distribution Uses-Food <br /> (a) Only be permitted within the ASE-CZ-CD and MPD-CZ-CD Zoning <br /> Districts. <br /> (b) Shall not be permitted within the Rural Buffer land use classification, as <br /> designated by the adopted Comprehensive Plan, as part of a Conditional <br /> g-District application. Refer to SeGtien 5.1.3 of this Qrdir,aRG8 121 <br /> (3) Specific Standards for RB and AR Zoning Districts <br /> (a) Only Microbrewery, Production Only shall be permitted for development. <br /> (B) Submittal Requirements <br /> (1) Applications for a Microbrewery, Production Only; Microbrewery with Mino <br /> Events; and Microbrewery with Major Events land uses, as defined with' this <br /> Ordinance, shall include a comprehensive groundwater study, for fac'' ies <br /> expected to use more groundwater on an annual basis than an ave ge single <br /> family residence (which uses 240 gallons of water per day) built the highest <br /> ensity the existing zoning district would allow. For example, if e existing <br /> zo ing district allows a residential density of 1 unit for 2 acr and the proposed <br /> use i on a six acre parcel (which could yield 3 residence , the proposed use(s) <br /> may us three times the water used by an average sin family residence (or <br /> 720 galls per day, on an annualized basis) before comprehensive <br /> groundwate tudy is required. The water usage r s of any existing use subject <br /> to zoning regu tions located on the same lot sh I be taken into account when <br /> determining if a c prehensive groundwater udy is required. Said study shall <br /> detail: <br /> (a) The amount of at anticipate o be used on a daily, weekly, monthly, <br /> and annual basis regulate uses located on the parcel (e.g., water <br /> usage by bona fide m u s is not required to be included); <br /> (b) An analysis of the amo of groundwater withdrawal considered to be <br /> safe and sustainable ' the ' mediate vicinity; and <br /> (c) An analysis of w her other Its in the vicinity of the proposed use are <br /> expected to be ffected by withd wals made by the proposed use <br /> (2) Additional Submit I Requirements for Mi obrewery with Minor Events and <br /> Microbrewery w' Major Events <br /> (a) In ad ion to the requirements in Sections 7 and/or 2.9, as applicable, <br /> the, <br /> he ollowing information shall be submitted w the application <br /> aterials: <br /> (i) Description of special events to be held on- i e, including <br /> frequency of events, hours of operation, antici ted attendance, <br /> and any other pertinent details. <br /> (i i) Location of overflow parking area(s) if required parki is not <br /> anticipated to accommodate all special events. <br /> (iii) A map depicting surrounding uses and the distance to resi ntial <br /> structures. <br /> (iv) A description of retail sales and facility tours, if proposed. <br /> (C) Standards of Evaluation for Microbrewery, Production Only Class R Special <br /> Use Permit or OR/M, 1-1, 1-2, I-3, SE-CZ, and MPD-C-Zand Conditional Zoning <br /> Districts <br /> (1) If located in an AR or RB zoning district, the microbrewery must be located on a <br /> bona fide farm. <br /> 121 Unnecessary text. <br /> Orange County, North Carolina-Unified Development Ordinance Page 5-117 <br />
