The r usage rates of any <br /> existing use subje zoning regulations loca on the same lot shall be taken <br /> into account when dete ' ing if a comp ensive groundwater study is required. <br /> Said study shall detail: <br /> (a) The amount of wa anticipa to be used on a daily, weekly, monthly, <br /> and annual s by regulated use Gated on the parcel (e.g., water <br /> usage ona fide farm uses is not req ' d to be included); <br /> (b) n analysis of the amount of groundwater with al considered to be <br /> safe and sustainable in the immediate vicinity; and <br /> (c) An analysis of whether other wells in the vicinity of the propos se are <br /> expected to be affected by withdrawals made by the proposed use. <br /> 5.13.11 Greenhouses with On Premise Sales <br /> (A) Use Standards <br /> (1) Shall be permitted as more than one principal use if located on a bona fide farm. <br /> Refer to Section 6.2.5 of this Ordinance. <br /> (B) Standards of Evaluation <br /> (1) If located in an AR zoning district, the minimum lot size shall be 3 acres, unless <br /> permitted as an ASE-SZCD. <br /> (2) If located in an AR zoning district, outdoor storage shall be located in the side or <br /> rear yards and shall be setback a minimum of 100 feet from the property line. <br /> 3.12 Meat Processing Facility, Community <br /> (A) Use Standards <br /> (1) Shall be permitted as more than one principal use if located on a bona i e farm. <br /> Refer to Section 6.2.5 of this Ordinance. <br /> (B) dards of Evaluation <br /> (1) Th uilding shall not exceed 10,000 square feet in size <br /> (2) If locate jacent to residentially zoned property, buildings, outdoor storage <br /> areas, and a ' al pens shall be located a mini m of 100 feet from the property <br /> line. <br /> (3) Outdoor storage of pro cts shall be mitted in to the rear yard of the primary <br /> structure and shall be scre ed fro view of adjacent properties. <br /> (4) In addition to the application ials required in Section 2.5 or 2.9, as <br /> applicable, the following s II also b equired: <br /> (a) The number location of particip ing cooperative farm partners. <br /> (b) Numb of employees, if any. <br /> (c) F quency and hours of operation. <br /> (d) A comprehensive groundwater study, for facilities e ected to use more <br /> groundwater on an annual basis than an average sing amily residence <br /> (which uses 240 gallons of water per day) built at the high e density the <br /> existing zoning district would allow.
