Article 5: Uses 216 <br /> Section 5.13: Standards for Agricultural Uses <br /> An analysis of whether other wells in the vicinit roposed use are <br /> ex to be affected by withdrawal e y the proposed use. <br /> (2) If located adjacent to residen i d property, all buildings and outdoor <br /> storage areas shall ated a minimum o et from the property line. <br /> (3) Ou orage areas shall be screened from the view of any a ' <br /> residentially zoned property. <br /> 5.13.2 Agricultural Processing Facility, Community <br /> (A) Use Standards <br /> (1) Allowed as more than done principal use if location on a bona fide farm. Refer to <br /> Section 6.2.5 of this Ordinance. <br /> (B) Standards of Evaluation <br /> (1) If located in an AR or RB zoning district, facility shall be located on the bona fide <br /> farm of one of the cooperative farm partners or must be permitted as an ASE- <br /> GZCD. <br /> (2) The building shall not exceed 10,000 square feet in size. <br /> 3) Application materials shall include a comprehensive groundwater study, for <br /> facilities expected to use more groundwater on an annual basis than an aver e <br /> single family residence (which uses 240 gallons of water per day) built a e <br /> hest density the existing zoning district would allow. For example ' he <br /> exi ' g zoning district allows a residential density of 1 unit for 2 res and the <br /> propos use is on a six acre parcel (which could yield 3 res' nces), the <br /> proposed e(s) may use three times the water used by average single family <br /> residence (or 0 gallons per day, on an annualized sis) before a <br /> comprehensive g undwater study is required. T water usage rates of any <br /> existing use subject zoning regulations to ed on the same lot shall be taken <br /> into account when deter 'ning if a com ensive groundwater study is required. <br /> Said study shall detail: <br /> (a) The amount of water ated to be used on a daily, weekly, monthly, <br /> and annual basis regulat uses located on the parcel (e.g., water <br /> usage by bon de farm uses i of required to be included); <br /> (b) An anal s of the amount of ground ter withdrawal considered to be <br /> saf nd sustainable in the immediate A ' ity; and <br /> (c) n analysis of whether other wells in the vicin' of the proposed use are <br /> expected to be affected by withdrawals made by a proposed use. <br /> (4) If located adjacent to residentially zoned property, all buildings nd outdoor <br /> storage areas shall be located a minimum of 100 feet from the pr rty line. <br /> (5) Outdoor storage areas shall be screened from the view of any adjacen <br /> residentially zoned property. <br /> 5.13.3 Cold Storage Facility <br /> (A) Standards of Evaluation <br /> (1) If located adjacent to residentially zoned property, all buildings and outdoor <br /> storage areas shall be located a minimum of 100 feet from the property line. <br /> (2) Outdoor storage areas shall be screened from the view of any adjacent <br /> residentially zoned property. <br /> (3) The site shall be located on a major road, as classified in the Orange County <br /> Comprehensive Plan, unless permitted as an ASE-GZCD. <br /> Orange County, North Carolina—Unified Development Ordinance Page 5-107 <br />
