Article 5: Uses 167 <br /> Section 5.5: Standards for Residential Uses <br /> ii. Setback standards for outdoor storage space <br /> shall be determined with the approved Special <br /> Use Permit and in no case be less than 40 feet <br /> from all property lines; and <br /> iii. Totally screened from the view from the road <br /> and from adjacent property in the same manner <br /> required for accessory buildings. <br /> 5.5.5 Home Park <br /> (A) Standards for HP-GZCD <br /> (1) Permitted Uses and Structures <br /> In addition to Mobile Homes and/or Temporary Residential Units, as defined by <br /> this Ordinance, the following accessory structures and uses shall be permitted: <br /> (a) Caretaker's or manager's home or office. <br /> (b) Service buildings and areas necessary to provide washing and dry <br /> in <br /> machines for domestic laundry, sanitation, rest rooms, storage, ve ing <br /> machines, and other similar services provided by the facility for e use <br /> and convenience of the home park tenants. <br /> (c) Recreation buildings/facilities and areas serving only the me Park in <br /> which they are located. <br /> (d) Customary accessory buildings and facilities necess ry for operation of <br /> the Home Park in which they are located. <br /> (e Storage buildings for individual Home Park Sp ces and intended for the <br /> exclusive use of the Home Park Space occ ants shall be permitted. <br /> uch accessory structures shall meet re fired setbacks from adjacent <br /> st ctures. <br /> (f) Fence communal storage areas vided by the park operator for <br /> boats, ca pers, and other acces ory vehicles belonging to park <br /> residents. <br /> (g) Sales of mobile omes an r Temporary Residential Units already <br /> located on approv an stablished Home Park Spaces. <br /> (2) Home Park Space Require is <br /> (a) A Home Park sh be diva d into individual Home Park Spaces, each <br /> Home Park Sp ce having an rea and width consistent with Section 3.8. <br /> The Orange ounty Health De rtment may increase the minimum area <br /> requireme s for the park and/or i ividual Home Park Spaces where <br /> necess y to be consistent with grou dwater resources and/or the <br /> limit ons of providing sewage disposa ystems for the proposed home <br /> pa <br /> (b) my one mobile home or Temporary Residen i I Unit and its customary <br /> accessory buildings may be located within any me Park Space at one <br /> time. Additional Efficiency Units or Temporary Res ential Units shall not <br /> be permitted within an occupied Home Park Space. <br /> (c) The location of each Home Park Space must be at an ele tion, distance <br /> and angle in relation to the adjacent access drive or street s h that <br /> placement and removal of the mobile home or Temporary Resi ntial <br /> Unit is practical by means of customary moving equipment. <br /> (d) The surface of each Home Park Space and the area around it shall b <br /> graded where necessary to provide proper drainage and prevent the <br /> accumulation of water. <br /> Orange County, North Carolina—Unified Development Ordinance Page 5-28 <br />
