On the parcel is a 105,000 sq ft. building containing <br /> a warehouse and office space currently leased by Builders First Source. The Builders First Source <br /> lease expires on September 30, 2027, and includes two five-year renewal options. The lease also <br /> includes a 14 day right of first refusal on any offer to purchase. <br /> The County wishes to sell this property on an expedited basis but must follow the statutory <br /> requirements for a sale of this magnitude. This includes a 30 day advertisement period and/or <br /> an upset bid process. <br /> 2.0 Site Visit <br /> If you would like to schedule a site visit to view the building, please contact Alan Dorman, AMS <br /> Assistant Director, at 919-619-8859 or by email: adorman&oran eg cam, nc.gov. <br /> 3.0 Scope of Work <br /> The selected firm will perform a market analysis and third party property appraisal, develop <br /> marketing materials and implement a national strategy to advertise this property's sale. The firm <br /> will work with the Orange County Manager, or designee, to negotiate the property's sale with a <br /> prospective buyer. Once a winning bidder has been selected, the firm will handle all parts of the <br /> due diligence process and play an active role in advising the County on moving forward quickly <br /> through all aspects of the sale. The firm will coordinate real estate appraisals and coordinate real <br /> estate transaction closings with the County Attorney or designee. The firm may be required to <br /> meet with or develop presentations for the Orange County Board of Commissioners that provided <br /> an overview of the sales process. <br /> 4.0 Preparation of Proposal <br /> Each firm must thoroughly examine the Request for Proposal and contract documents to ensure <br /> that all requirements can be met. Firms are responsible for verifying any and/all information and <br /> familiarizing themselves with the required services before submitting a proposal. <br /> Proposals shall be submitted on the forms included within the RFP. Proposals shall be signed by <br /> the person or persons legally authorized to bind the firm to a contract. Failure to submit a <br /> proposal with all proposal requirements may be considered sufficient cause for rejection of the <br /> proposal. <br /> Proposals shall remain firm for sixty(60)calendar days after proposals are due. <br /> 5.0 Submission Requirements <br /> To evaluate responses efficiently and equitably, responses must be tabbed as identified below. <br /> Failure to submit this information may render your proposal non-responsive. <br /> 4 <br />
