Action to approve this request will not <br /> affect the parcel's location within the Stoney Creek Basin <br /> Overlay District. <br /> The potential rezoning of the parcel to GC-4 is not <br /> inconsistent with the purpose and intent of this Overlay <br /> District. <br /> E. Current Future Land Use Map (FLUM) Designation: Rural <br /> Residential land use category. Please refer to the maps <br /> contained in Attachment 2 for more information. <br /> STAFF COMMENT: Applicant has requested the FLUM <br /> designation for the property become Commercial Industrial <br /> Transition Activity Node (CITAN), which is necessary to <br /> approve the rezoning request. <br /> As detailed in Attachment 2, the parcel to the north is <br /> located within the CITAN while property to the west, <br /> across NC Highway 86, is located within the Economic <br /> Development Activity Node, as detailed on the FLUM. <br /> Parcel(s) to the south and east are located within the Rural <br /> Residential land use category. <br /> F. Growth Management System Designation: Rural <br /> Designated. <br /> G. Existing Conditions/Physical Features: The parcel is <br /> currently undeveloped and heavily wooded with varying <br /> topography. <br /> H. Roads: The parcel has approximately 360 ft. of frontage along <br /> NC Highway 86 to the west. <br /> I. Water and Sewer: Development of the property will rely on <br /> individual well and septic systems. The Property is not in an <br /> area served by public water/sewer. <br /> Surrounding Land Uses: North: 4 acre parcel zoned General Commercial (GC-4) <br /> supporting a self-storage business; <br /> South: An undeveloped 2.7 acre parcel zoned Rural <br /> Residential (R-1); <br /> West: NC Highway 86, parcels ranging in size from 2.6 to 30 <br /> acres in area zoned Economic Development <br /> Hillsborough Limited Officer (EHD-2). The 30 acre <br /> parcel is developed and utilized to support a single- <br /> family residential land use; and <br /> East: An approximately 235 acre parcel zoned Rural <br /> Residential (R-1) owned by Duke University School of <br /> Forestry. <br />
