aN <br />Proposed Orange Grove Road Development <br />icuffc Impact Study <br />2.0 Introduction <br />(-mneral <br />The proposed Orange Grove Road apartment complex is located on the <br />northwest side of Orange Grove Road, between Interstate 40 and Intestate 85 in <br />Hillsborough, North Caroline. Refer to Figure 1 for the general location of life <br />proposed development. I'he proposed 22.16 -acre development consists of 240 <br />apartment units, AS currently envisioned, the development will be completed <br />(built -out) in 2006. <br />This report presents the results of a Traffic Impact Study (11S) of the future year <br />2006 traffic conditions for the proposed development. The purpose of dds study <br />is to evaluate the proposed development in terms of projected traffic eondid des . <br />evaluate the ability of the adjacent roadways to accommodate the additional <br />traffic volumes, and to recommend appropriate solutions to mitigate congestion <br />that may result from the additional site traffic. <br />The Orange County Planning Department staff was contacted to obtain <br />background hrformnfion and to ascertain the elements to be covered In this <br />traffic impact study. <br />Studt4Area <br />The proposed development is bordered by Interstate 85 to the north, <br />undeveloped land fronting Grange Grove Road to the southeast, the Timbers <br />mobile home complex to the southwest, and Colonial Extract, Apartment <br />Complex se the norlhezet. I <br />The change County Planning Department requested that any intcreatlons being <br />significantly affected be studied to determine the associated impacts resulting <br />from the proposed development.
