27 <br /> 1 NC Highway 86, is located within the Economic <br /> 2 Development Activity Node, as detailed on the FLUM. <br /> 3 Parcel(s) to the south and east are located within the Rural <br /> 4 Residential land use category. <br /> 5 F. Growth Management System Designation: Rural <br /> 6 Designated. <br /> 7 G. Existing Conditions/Physical Features: The parcel is <br /> 8 currently undeveloped and heavily wooded with varying <br /> 9 topography. <br /> 10 H. Roads: The parcel has approximately 360 ft. of frontage along <br /> 11 NC Highway 86 to the west. <br /> 12 I. Water and Sewer: Development of the property will rely on <br /> 13 individual well and septic systems. The Property is not in an <br /> 14 area served by public water/sewer. <br /> 15 Surrounding Land Uses: North: 4 acre parcel zoned General Commercial (GC-4) <br /> 16 supporting a self-storage business; <br /> 17 South: An undeveloped 2.7 acre parcel zoned Rural <br /> 18 Residential (R-1); <br /> 19 West: NC Highway 86, parcels ranging in size from 2.6 to 30 <br /> 20 acres in area zoned Economic Development <br /> 21 Hillsborough Limited Officer (EHD-2). Ms. Richardson provided required document(s) on <br /> 32 November 6, 2020, supplemented in January of 2021 with additional <br /> 33 information providing support for the requested change in the FLUM <br /> 34 designation. <br /> 35 SECOND ACTION — The Planning Board reviews the application at a regular <br /> 36 meeting and makes a recommendation to the BOCC. <br /> 37 STAFF COMMENT. The Planning Board reviewed this item at its March 3, 2021 <br /> 38 regular meeting where members voted unanimously to recommend denial of the <br /> 39 request(s). <br /> 40 THIRD ACTION — The BOCC receives the Planning Board recommendation and <br /> 41 makes a decision at a previously advertised public hearing. <br /> 42 STAFF COMMENT: Scheduled for April 6, 2021. <br />
