Article 10: Definitions 313 <br /> Section 10.1: Definitions <br /> Finan ' Services <br /> Land uses prove i economic and financial services to a clientele, <br /> Financially Responsible on <br /> In regards to soil erosion and sedimenta ontrol provisio , nd party or entity who has financial or <br /> operation control over a land-disturbing activity a t, landowner or party/entity in possession or <br /> control of the land who had directly or indirec owe d-disturbing activity or had benefited from <br /> such activity. <br /> Fixture <br /> The assemb at houses the lamp or lamps and can include all or some of the followin s: a <br /> hou ' , a mounting bracket or pole socket, a lamp holder, a ballast, a reflector or mirror, and/or <br /> e ractor or lens. <br /> Flexible Development <br /> A subdivision in which greater flexibility and design creativity is encouraged and allowed to preserve <br /> agricultural and forestry lands, natural and cultural features, and rural community character that might <br /> otherwise be lost through conventional development approaches. At lease least159 one-third (33%)of the <br /> land within a Flexible Development subdivision must be set aside as open space which may be preserved <br /> through: <br /> a) An "estate lot" option where all land is subdivided into lots four acres or greater in size, building <br /> lot area including setbacks are established on 50% of each lot, and the land area outside such <br /> area is preserved as open space provided that front and side yard setback areas shall not be <br /> counted toward meeting the minimum open space requirement except as specified by provisions <br /> of Section 8.13.47.12.5(A)160; or <br /> b) A"conservation-cluster" option where lot sizes are reduced and the land saved through such <br /> reductions is preserved as open space on separate lots owned and maintained through a <br /> homeowners association, a non-profit land conservancy or unit of state or local government; or <br /> c) A"village" or modified cluster option where dwelling units are clustered around a village green <br /> and supporting shops, and the village is surrounded by open space; or <br /> d) Some combination of the above. <br /> ting Zoning District; Floating Zone <br /> A zonin istrict that is defined in the text of the Ordinance but which is applied or map p only upon the <br /> approval of zoning application/petition. <br /> Flood and Floodi <br /> A general and temporary co 'tion of partial or complete inundation o ormally dry land areas from the <br /> overflow of inland or tidal waters d the unusual and rapid accu ation of runoff of surface waters from <br /> any source. <br /> Flood Boundary and Floodway Map ) <br /> An official map of a community, issued by the A, which the Special Flood Hazard Areas and the <br /> floodways are delineated.
