Article 7: Subdivisions 294 <br /> Section 7.12: Flexible Developments <br /> (i Composition <br /> Sites chosen for Secondary Open Space Areas must h e one <br /> or more of the following characteristics or uses: <br /> Woodlands <br /> Including forestland for the planting and p duction of <br /> trees and timber, where management pr ctices such as <br /> elective timber harvesting and wildlife nhancement are <br /> ployed. Such woodlands may con st of hardwood, <br /> pin , and/or mixed pine-hardwood f rests identified as <br /> part f: <br /> i. ANDSAT satellite data ollected and analyzed <br /> u der the Albemarle-P mlico Estuarine Study; <br /> ii. A si analysis cond cted by a registered <br /> engin r, land sury yor, landscape architect, <br /> architec or land anner using aerial <br /> photogra s an /or satellite imagery; <br /> iii. A required a ironmental assessment or <br /> environmen i pact statement; and/or <br /> iv. An indepe dent i e study conducted by a <br /> trained b tanist an or forester. <br /> b. Farmland <br /> i. Pri agricultural land a identified by the <br /> U. D.A. Soil Conservatio Service in "Important <br /> F rmlands: Orange County, C." and which is <br /> active use for the productio of crops and/or <br /> the raising of livestock is particu rly <br /> encouraged. <br /> ii. Farmland also includes space on in idual lots <br /> used for gardens, ponds, horse paddo s and <br /> barns, and similar uses. <br /> C. Slopes of 15% to 25% <br /> Slopes that require special site planning due to their <br /> erosion potential, limitations for septic tank nitrification <br /> fields, and terrain or elevation changes. Such areas may <br /> be suitable for building, but higher site preparation and <br /> construction costs are to be expected. <br /> d. Other Historic and/or Archaeological Sites <br /> As identified from the same sources as for Primary Open <br /> Space Area sites (see 7.12.3(C)(1)(d-Mtpj43 above). <br /> e. Public and/or Private Recreation Areas and Facilities <br /> Including: <br /> i.
