Article 7: Subdivisions 292 <br /> Section 7.11: Recreational Facilities <br /> transmission lines, and is otherwise capable of accommodating active re tion <br /> u <br /> (C) Land prove or dedicated for low impact recreation and o space purposes shall <br /> be of a character, e, and location suitable for use walking,jogging, reading <br /> and similar quiet activiti , nd the preservation atural features and cultural <br /> resources such as steep slope , ock outc s, native plant life and wildlife cover, <br /> mature woodlands, and water resou <br /> (D) In all cases, active and low i act recreation as well as open space areas <br /> designated in the ado Comprehensive Plan sha incorporated into the design <br /> of the subdivisio <br /> (E) Criteria f valuating the suitability of proposed recreation areas sh clude but not <br /> be ' i ed to the following: <br /> Location <br /> (a) Land dedicated for recreation purposes shall be located so as to serve <br /> the needs of the residents of the subdivision and the residents of the <br /> immediate neighborhood within which the subdivision is located. <br /> (b) As approved by DEAPR, the Orange County Parks and Recreation <br /> BeardCouncil, and BOCC, land dedicated for public recreation purposes <br /> shall also maintain logical access to other private Common Open Space <br /> areas. <br /> (c) Recreation areas shall be located so as to provide, insofar as possib , <br /> reasonable accessibility to all residents of the subdivision and res' ents <br /> living in the immediate neighborhood. <br /> (d) Recreation areas shall be located where more/Comprehensive <br /> or <br /> recreational purposes due to shape, level slop <br /> conditions is present. <br /> (e) here proposed park sites are shown in the ansive <br /> PI , and a subdivision contains a portion oftthe <br /> deve er may be required to locate the rec ation area in accordance <br /> with the rk site as shown thereon. <br /> (2) Unity <br /> (a) Land dedicated recreation pu oses shall be a single parcel except <br /> where it is determin that tw r more parcels are suited to the needs of <br /> a particular subdivision. <br /> (b) The Planning Departm t d/or Planning Board may recommend, and <br /> the Board of County ommiss' ners may require, the dedication of a <br /> connecting path i ddition to the nd required in Section 7.11.2 above. <br /> 0) Wher a connecting path is n essary, a path right-of-way of up <br /> to feet in width may be requi d, but in no case shall the path <br /> ht-of-way be less than 30 feet in idth. <br /> (3) Accessibili <br /> (a) nd dedicated for recreational purposes shall have t least 50 feet of <br /> frontage on at least one street within the subdivision. <br /> ( Where a recreation area is not accessible due to lot arrang ent, the <br /> Planning Department and/or Planning Board may recommen , nd the <br /> Board of County Commissioners may require, the dedication of <br /> connecting paths which link the recreation area with other streets wi in <br /> the subdivision (see figure below). <br /> Orange County, North Carolina—Unified Development Ordinance Page 7-32 <br />
