If the applicant wishes to exercise this option, the <br /> application approval procedures required fer Class A Sp8G'al Uses shall apply as <br /> spes�mi C tine 7 F f this Qrdinanr•e fer a Site Rlan CneGial use-in <br /> �es�,,-��Rn� ��,��,-- Section <br /> 2.5.5 shall apply. <br /> (3, ) These suh T f land whi Class Cn II ply with all <br /> s+ens�-�rRc�-i-are-a-o.�ss�pes+a�se s�-rr-� � <br /> applicable requirements of this Qrdinanne <br /> (B) Application Requirements <br /> For every subdivision within the territorial jurisdiction established by Article 1 of this <br /> Ordinance, and which does not qualify for exempt or minor subdivision approval <br /> procedures, the subdivider shall submit a Preliminary Plat which shall be revie d by the <br /> Planning Board and approved by the Board of Commissioners before any sit <br /> disturbance, construction or installation of improvements may begin. <br /> Applications shall be submitted on forms provided by the Plann' g Department in <br /> accordance with Section 2.2 of this Ordinance. <br /> (2) Applications shall include: <br /> (a Major subdivision checklist form as prescribed y the Planning <br /> Department; <br /> (b) 5 copies of the Preliminary Plat of the pr posed subdivision prepared in <br /> a ordance with Section 7.14.2(B) of t ' Ordinance; <br /> (c) An O nge County Tax Map showin the location of the parcel to be <br /> subdivi d; <br /> (d) A copy of t Preliminary Plat ' dicating the Health Department's soils <br /> analysis appr val/denial for ach lot shown thereon; <br /> (e) A written statem t by th applicant or his/her authorized representative <br /> which sets forth th 'us i ication for a private road, if applicable; <br /> (f) Auxiliary document , i draft form, prepared in accordance with Article 7 <br /> of this Ordinance hich sure completion and/or maintenance of <br /> improvements r quired by is Ordinance, including, but not limited to: <br /> private road aintenance ag ement, homeowner's association articles <br /> of incorpor Ion, and homeown 's association restrictive covenants; <br /> (g) A state ent describing the metho roposed to protect environmental <br /> resou es identified in "An Inventory Sites of Cultural, Historic, <br /> Re eational, Biological and Geological ignificance in the <br /> U Incorporated Portions of Orange Count " and "Inventory of the Natural <br /> reas and Wildlife Habitats of Orange Coun North Carolina"; and <br /> (h) An Orange County Floodplain Development Pe it, if applicable. <br /> (C) Plan ng Director Review Procedures <br /> (1) Upon acceptance of a preliminary plat application, the Plannin irector shall <br /> determine if the plat and application conform with all applicable re ulations, <br /> including any applicable conditions of an approved Special Use Per it. <br /> (2) Any required auxiliary documents shall be submitted by the Planning i ector to <br /> the County Attorney for review and recommendation. <br /> (3) Upon receipt of a complete Preliminary Plat application, the Planning Direct <br /> shall submit copies of the Preliminary Plat and any accompanying material to t <br /> following officials and agencies for review and comment: <br /> Orange County, North Carolina—Unified Development Ordinance Page 2-59 <br />
