Article 2: Procedures 70 <br /> Section 2.15: Major Subdivisions <br /> (6) Number 10 (business)sized envelopes with first class postage affixed addressed <br /> to each owner of property within -5001,00060 feet of the property proposed to be <br /> subdivided. The names and addresses of property owners shall be based on the <br /> current listing as shown in the Orange County Land Records System. <br /> (D) Neighborhood Information Meeting <br /> (1) Upon acceptance of a Concept Plan application, the Planning Director hall <br /> schedule a Neighborhood Information Meeting (NIM) and mail notic of the <br /> meeting to each owner of property within one thousand feet of the roperty <br /> proposed to be subdivided. <br /> ( Notices of the NIM shall be mailed by first class mail at least t days prior to the <br /> date of the meeting. <br /> (3) The Planning Director shall place a sign on the affected p perty indicating the <br /> tal number of lots proposed, the date, time, and locati of the NIM; and the <br /> PI ning Department telephone number. The sign sh I be posted on the <br /> affe ed property at least seven days prior to the NI . The NIM shall be held a <br /> minim of 14 days prior to the Planning Board eting at which the concept <br /> plan is s eduled to be reviewed. <br /> (4) At the NIM, he applicant shall be available to nswer questions about the <br /> proposed su ivision, and to receive comm is from neighboring property <br /> owners for the rpose of improving the p posed subdivision design. <br /> (5) The Planning Dire for shall explain the ubdivision approval process and shall <br /> identify meeting dat of the Plannin oard and Board of Commissioners at <br /> which neighboring pro erty owners ay speak with regard to specific concerns <br /> and/or issues. <br /> (E) Planning Director Review Pr a res <br /> (1) The Planning Director shall are and submit a recommendation to the <br /> Planning Board which shal ncl a the following: <br /> (a) A written analyst of the C cept Plan; <br /> (b) The Concept Ian's general c mpliance with the requirements of this <br /> Ordinance, e Comprehensive Ian, and other applicable codes and <br /> ordinanc ; and <br /> (c) The co ments of neighboring prope owners expressed at the <br /> Neig orhood Information Meeting. <br /> (d) W ich Development Option Plan is reco ended for eventual <br /> eliminary Plat processing. <br /> (2) The P nning Director shall be permitted to defer the\or <br /> n and <br /> reco mendation for one meeting beyond the Plannieeting at which <br /> th application is scheduled to be heard. <br /> (F) Pla ing Board Review and Approval Procedures <br /> (1) After receiving the Planning Director's report and recti the Planning <br /> Board shall consider the Concept Plans and take acpro osals. <br /> The Planning Board shall base its action on its findine con mity of <br /> the proposals with all applicable regulations and sha <br /> (a) Approve one Development Option; <br /> (b) Approve one Development Option subject to ; or <br /> (c) Deny the Development Options. <br /> 60 Correct distance requirement.
