Article 3: Base Zoning Districts 137 <br /> Section 3.8: Conditional Districts <br /> applicable development standards detailed in Article 6 of this Ordinance or provide creative alternatives that meet <br /> the intent and spirit of the regulations. <br /> 7. Within the Rural Buffer Land Use classification, as denoted in the adopted Comprehensive Plan,(RB)zoning <br /> distric 74, only the following types of uses shall be considered for a MPD-GZCD: residential uses, institutional uses <br /> and professional services. Under no circumstances shall a MPD-GZ-CD be approved for a retail or <br /> manufacturing/industrial land use within the RB zoning district. <br /> 74 The correct reference is to the Land Use classification since,after a parcel is rezoned to MPD-CD, it is technically <br /> no longer within the RB zoning district.
