Existing Conditions/Physical Features: The 70.79 acre parent <br /> tract does not have steep slopes (i.e., slopes over 15% grade). <br /> The proposed 11.24 acre project site has a high point of <br /> approximately 538' and a low point of approximately 508'. <br /> The parent tract is fully wooded with several jurisdictional <br /> streams. Based on the preliminary Site Assessment staff <br /> prepared (Attachment 2), the County will require 65' stream <br /> buffers on both sides of these streams. Buffers are measured <br /> from the top of the bank on both sides of the stream. The <br /> Concept Plan denotes wetland areas as well. <br /> i. Roads: The parcel has approximately 2,500 ft. of frontage on <br /> Jones Ferry Road. The proposed public road, Pyewacket Trail, <br /> would access Jones Ferry Road. Pyewacket Trail is the only <br /> proposed means of ingress/egress for the Pyewacket <br /> subdivision. The 128.39 acre parcel proposed for development in <br /> Chatham County is landlocked. <br /> j. Water and Sewer Service: The property is not located within a <br /> primary utility service area. It is designated as "OWASA Long- <br /> Term Interest Area" on the Water and Sewer Management <br /> Planning and Boundary Agreement.
