Staff Comments and Correspondence <br /> PURPOSE: To review and take action on a Concept Plan application proposing a Flexible <br /> Development Major Subdivision, referred to as the Pyewacket Subdivision, straddling the Orange- <br /> Chatham County line within the Bingham Township. <br /> As detailed in the submittal (Attachment 1), the applicant proposes to subdivide a 70.79 acre parcel <br /> (PIN 9757-51-3504) within Orange County to create two (2) parcels, specifically an 11.24 acre parcel <br /> and a 59.55 acre parcel. <br /> The 11.24 acre parcel will be part of the Pyewacket Subdivision, a 93 lot single-family residential <br /> subdivision proposed on 128.39 acres within Chatham County's planning jurisdiction. The remaining <br /> 59.55 acre parcel in Orange County is not part of the project (i.e., it will be a separate lot). <br /> BACKGROUND: Per Section 7.2 Subdivisions- Classification of Subdivisions of the Unified <br /> Development Ordinance (UDO), this Concept Plan application must go through the Major <br /> Subdivision review process as it proposes development of a new public road, Pyewacket Trail. The <br /> application is being reviewed in accordance with Section 2.15 Procedures- Major Subdivisions of the <br /> UDO.
