In those cases where the LUI calculation results in a larger amount than the public recreation <br />specs requirement of 1/57 acre par lot, the difference shall be established as private recreation <br />space for the use of the residents of the development. <br />A minimum of 18.14 acres (790,178 square feet) of open space is currently available for private <br />recreation use. <br />Agency Comments <br />. Comments attached from Environmental Health, NRCS, Emergency Management. Erosion <br />Control, and NODOT <br />Development Process Schedule and Action <br />Planning Board: <br />• First Action; Concept Plan approved by the Planning Bond September 6, 2000 with the <br />following conditions: <br />1. All roads shall be Nixie and pmposed to be built to NGDOT standards with additional five (5) <br />fool utility easements on each side. Sight distance triangles (10'x 70') to be shown for each <br />street. Right -of -ways at intersections to be improved to NCDOT standards. <br />2. If a sign is anticipated, reserve a sign easement location on comer lot at entrance to <br />subdivision. <br />3. Each lot shall contain an adequate area for septic disposal and a repair area as approved by <br />the Orange County Division of Environmental Health. <br />4. Indicate on preliminary plat areas for on -site infiltration of storm water that demonstrates <br />compliance with Article 6.23.3a of the Orange County Zoning Orchards. <br />5, The Common Area tract to be held in homeowners assoclabon in Perpetuity and cannot be <br />subdivided or recombined with adjacent lots. <br />6, Minimum number of dwellings required along cdAii c to meet NCDOT standards for <br />maintenance. <br />7. Street names to be reserved through GIS Section of Planning Department prior to submittal of <br />Preliminary Plan subdivision request. <br />8. Access to lots on existing Bordoleau Drive shall be provided at all times. <br />9. Property within Lot E that provides right -of -way to this subdivision shall be shown on the <br />Preliminary Plan subdMSion request. <br />• Preliminary Plan addresses conditions of approval of the Concept Plan. The proposal has a <br />reduction of 4lots from the Concept Plan. <br />• Second Action: The Planning Board approved the Preliminary Plan with Ayes, 9; No, t <br />(question regarding the memo from the Fire Marshall) on September 5, 2001. <br />• <br />Third! Action: Board of County Commissioners to consider the Preliminary Plan <br />Options: <br />1. The Board shall consider the application within a reasonable amount of time. <br />2. During deliberations and consideration of the application the Board may defer <br />consideration at any point to pursue additional analysis antl review. <br />3. If Preliminary Plan is approved by Me County Commissioners the applicant shall <br />have one (1) year to prepare and file a Final Plat or to request a one -year extension <br />from me Planning Director. <br />
