79 property is zoned for residential use. The applicant is seeking to rezone the residential acreage so that the entire property is in the conditional zoning district. If approved,this rezoning will allow the applicant to expand the existing self-storage facility. The proposed expansion includes: ■ 22,680 sq. ft. of new impervious area, including 3 new storage buildings (11,400 sq. ft.); ■ A new on-site spray septic system; and ■ Screening from adjacent properties, including new fencing and plantings, as well as preserved vegetation. Why you are receiving this letter: As previously indicated, you are receiving this letter as your property is located within 1,000 ft. of the 2 parcels subject to a rezoning petition. Per Section 2.8.7 of the UDO, staff is required to send written notice,via first class mail,to property owners within 1,000 ft. informing them of the date/time of the Planning Board meeting where the application is to be reviewed. This notice is required to be mailed 15 days before the date of this meeting. The County Planning Board will consider making a recommendation on the Zoning Atlas amendment at its November regular meeting, scheduled for: Wednesday,January 6,2021 at 7:00 pm As a reminder,the Planning Board is an appointed volunteer advisory board that makes recommendations to the Board of County Commissioners (the elected officials). The Board of County Commissioners then holds a formal public hearing and makes decisions. Section 2.8 of the County's Unified Development Ordinance contains a flowchart depicting the entire review process for rezoning and text amendment applications. Consistent with COVID-19 protocols, and to ensure the health and safety of all participants,the Planning Board meeting will be virtual. How you can participate in the Planning Board meeting or make comments: There are two methods for the public to comment on this proposal, namely: 1. Written submittals by email or drop-off at the Planning office, and/or 2. Speaking during the virtual Planning Board meeting 1. Written Comments: Members of the public are encouraged to provide written public comments by emailing comments to planningboard@orangecountync.gov no later than 3:00 p.m. on the afternoon of the meeting. Written comments can also be dropped off at the Planning Department's office at 131 W.
