Draft Conditions of Approval <br /> PURPOSE: To review and make a recommendation to the Board of County Commissioners <br /> (BOCC) on an applicant-initiated Zoning Atlas Amendment petition. <br /> Specifically, Darrell Chandler of Rougemont Storage Center, LLC, is seeking to rezone <br /> approximately 7.37 acres of a parcel at 8927 Mile Branch Road in the Little River Township to <br /> NC Highway 57 Speedway Rural Economic Development Area (REDA-CZ-1). Approval of the <br /> zoning atlas amendment will allow for the expansion of the existing self-storage business. A <br /> copy of the application is contained in Attachment 1. <br /> BACKGROUND: Staff has processed a zoning atlas amendment application proposing to <br /> rezone a 7.37 acre portion of a 21.54 acre parcel, further identified using Orange County Parcel <br /> Identification Number (PIN) 0910-23-7159 (hereafter `the Property'): <br /> FROM: Agricultural Residential (AR); NC Highway 57 Speedway Rural Economic <br /> Development Area (REDA-CZ-1); Flat River Protected Watershed <br /> Protection Overlay District; and Little River Protected Watershed Protection <br /> Overlay District <br /> TO: NC Highway 57 Speedway Rural Economic Development Area (REDA-CZ- <br /> 1); Flat River Protected Watershed Protection Overlay District; and Little <br /> River Protected Watershed Protection Overlay District <br /> The County approved the rezoning of the property/development of a self-storage facility in 2012, <br /> with the public hearing occurring on August 27, 2012 and BOCC approval of the request on <br />
