Article 6: Development Standards 264 <br /> Section 6.3: Land Use Intensity Measures1331' <br /> SECTION <br /> 6.3.1 Applicability <br /> (A) In accordance with Article 3 of this Ordinance, the standards established in this <br /> Section shall be applicable to those districts and uses subject to the Land Use <br /> Intensity system. <br /> (B) For residential zoning districts and residential uses, except where application to other <br /> uses is specifically indicated, floor area, open space, livability space, and recreation <br /> space ratios shall be applied only to such land area, floor area, open space, and <br /> related elements as are incidental to and compatible with residential uses. <br /> (C) For non-residential zoning districts and non-residential uses, except where <br /> application to other uses is specifically indicated, floor area, open space and <br /> pedestrian/landscaped space ratios shall be applied only to such land area, floor <br /> area, open space and pedestrian/landscape use and accessory uses incidental to <br /> and compatible with non-residential uses. <br /> 6.3.2 Floor Area <br /> (A) Residential <br /> (1) The maximum residential floor area shall not exceed the number of square feet <br /> derived by multiplying gross residential land area by the floor area ratio (FAR) <br /> applying to that district, as established in Article 3 of this Ordinance. <br /> (B) Non-Residential <br /> (1) The maximum floor area shall not exceed the number of square feet derived by <br /> multiplying gross land area by the floor area ratio (FAR) applying to that zoning <br /> district, as established in Article 3 of this Ordinance. <br /> 6.3.3 Open Space <br /> (A) Residential <br /> (1) The minimum open space required shall not be less than the number of square <br /> feet derived by multiplying gross residential land area by the open space ratio <br /> (OSR) applying to the zoning district, as established in Article 3 of this <br /> Ordinance. <br /> (B) Non-Residential <br /> (1) The minimum open space shall not be less than the number of square feet <br /> derived by multiplying gross land area by the open space ratio (OSR) applying to <br /> that zoning district, as established in Article 3 of this Ordinance. <br /> 6.3.4 Livability Space <br /> (A) The minimum livability space required shall not be less than the number of square <br /> feet derived by multiplying gross residential land area by the livability space ratio <br /> (LSR) applying to the zoning district, as established in Article 3 of this Ordinance. <br /> 6.3.5 Recreation Space <br /> (A) The minimum recreation space required shall not be less than the number of square <br /> feet derived by multiplying gross residential land area by the recreation space ratio <br /> (RSR) applying to the zoning district, as established in Article 3 of this Ordinance. <br /> 134 This section enumerates the ratio requirements of the zoning district charts in Article 3.
