259 <br /> ARTICLE 6: DEVELOPMENT STANDARDS <br /> SECTIONDA- D <br /> 6.1.1 Establishment of Dimensional Requirements <br /> The required minimum lot size, minimum lot width, required front, side and rear setbacks, <br /> maximum building height and maximum lot coverage and permitted intensity of development for <br /> each of the general conventional districts shall be as shown in this Article and Article 3 of this <br /> Ordinance. <br /> 6.1.2 Town of Chapel Hill Land Development Standards <br /> The regulations governing minimum lot size, minimum lot width, required yard setbacks, <br /> maximum building height and other dimensional requirements controlling the permitted intensity <br /> of development as contained in the Town of Chapel Hill Land Development Ordinance are hereby <br /> adopted by reference as fully as though set forth herein. The regulations shall be applicable to <br /> that portion of the Transition Area located within the Chapel Hill Joint Development Review Area <br /> as prescribed in the adopted Joint Planning Area Land Use Plan and the adopted Joint Planning <br /> Area Land Use Map. <br /> 6.1.3 Town of Carrboro Land Development Standards <br /> The regulations governing minimum lot size, minimum lot width, required yard setbacks, <br /> maximum building height and other dimensional requirements controlling the permitted intensity <br /> of development as contained in the Town of Carrboro Land Use Ordinance are hereby adopted <br /> by reference as fully as though set forth herein. The regulations shall be applicable to that portion <br /> of the Transition Area located within the Carrboro Joint Development Review Area as prescribed <br /> in the adopted Joint Planning Area Land Use Plan and the adopted Joint Planning Area Land Use <br /> Map. <br /> SECTION • STANDARDS <br /> 6.2.1 Regulations Encumbering Land Required to Satisfy Regulations <br /> No portion of a lot, used in connection with an existing or proposed building, structure or use, and <br /> necessary for compliance with the dimensional regulations of this Ordinance shall, through sale <br /> or otherwise, be used again as part of the lot required in connection with any other building, <br /> structure or use. <br /> 6.2.2 Modifications of Dimensional Requirements <br /> Except as provided in this Ordinance, all structures shall conform to the dimensional <br /> requirements established in Article 3 of this Ordinance. <br /> (A) Height Limitations <br /> (1) Within any zoning district the height of a building may exceed the maximum <br /> building height established in Article 3 provided that one foot additional front, <br /> rear, and side setbacks are provided for every two feet of additional height. <br /> Regardless of additional setbacks provided, in no case shall a building's height <br /> exceed 75-feet unless modified as per(2) below. <br /> (2) The height limits of this Ordinance may be modified upon appeal to the Board of <br /> Adjustment in accordance with Section 2.10 of this Ordinance. The Board, when <br /> approving an application for modification of the height limitation, may affix to that <br /> approval reasonable conditions to protect the public health, safety and general <br /> welfare. <br /> (B) Flexible Developments <br /> Orange County, North Carolina—Unified Development Ordinance Page 6-1 <br />
