Article 5: Uses 192 <br /> Section 5.7: Standards for Recreational Uses <br /> (vii) A change in the location or extent of street and utility <br /> improvements or rights-of-way, including water, sewer and storm <br /> drainage facilities, which would provide a different level of <br /> service and that is not associated with a less than 10% increase <br /> in playable acreage. <br /> (c) Changes to Approved Conditional Districts <br /> In accordance with Section 2.9.2, the Planning Director is authorized to <br /> approve minor changes in the approved plans of Conditional Districts. Before <br /> changes to an approved Conditional District may be considered, updates of <br /> submittal materials such as the environmental assessment, biological inventory, <br /> or resources management plan may be required. In lieu of the criteria <br /> established in Section 2.9.21(1), the following criteria shall be used to determine <br /> when proposed changes to a Conditional District for a golf course shall require <br /> approval of the Board of County Commissioners: <br /> (i) Any change in a condition of approval, including any reduction in <br /> a setback; <br /> (ii) An increase in playable acreage of golf holes by more than 10%. <br /> Playable acreage shall include all tees, preens, fairways, and <br /> roughs as shown on the first site plan approved; <br /> (iii) Any new use not included in the approved SpeG41-1.1-se <br /> itconditions or&,�h t;arexpansion of an approved use <br /> (iv) An increase by 25 ' er m^r e in total floor area of all structures <br /> shown on the first site plan approved, either in a new structure or <br /> as an addition(s)to an approved structure(s); <br /> (v) An increase in parking by 10% or more of the parking shown on <br /> the first site plan approved; <br /> NO Saber zChanges in pedestrian and/or vehicular access or <br /> circulation that moves such facilities more than 25-feet; and <br /> (vii) A change in the location or extent of street and utility <br /> improvements or rights-of-way, including water, sewer and storm <br /> drainage facilities, which would provide a different level of <br /> service and that is not associated with a less than 10% increase <br /> in playable acreage. <br /> (C) Submittal Requirements <br /> In addition to the information required by Section 2.79, the following information shall be <br /> supplied as part of the application for approval of this use: <br /> (1) A site plan prepared in accordance with Section 2.5, also illustrating the golf <br /> course routing plan. The plan shall show the center line of play, the boundaries <br /> of fairways, greens, tees, roughs, hazards, and buffers. <br /> (2) A written and graphic site analysis illustrating soils, depth to water table, slope, <br /> hydrology, vegetation, natural areas and habitats of special concern, <br /> infrastructure and other manmade features, historic and archaeological sites, and <br /> a visual analysis of views into and from the site; <br /> Orange County, North Carolina-Unified Development Ordinance Page 5-48 <br />
