Article 5: Uses 183 <br /> Section 5.6: Standards for Service Uses <br /> Multi-family uses are permitted in the EDH-3 and EDH-4 zoning districts only in <br /> accordance with the following standards: <br /> (a) The site plan must identify the square footage of each building by type of <br /> use. <br /> (b) A permitted Principal Use must be established on at least 50% of the <br /> total square footage of structures on the site. <br /> (c) Multi-family dwellings shall not exceed 25% of the total square footage of <br /> all structures on the site. <br /> SECTIONSTANDARDS FOR SERVICE USES <br /> 5.6.1 Service Uses <br /> (A) Standards for the LC-1, NC-2, and EC-5 Zoning Districts <br /> (1) Shall be limited to no more than 12,000 sq.ft. of building area. <br /> (B) Standards for the O/RM Zoning District <br /> (1) Shall be limited to no more than 16,000 sq.ft. of building area as a principal use <br /> of property. <br /> 5.6.2 Cemetery <br /> (A) Submittal Requirements and Standards of Evaluation for Class B Special Use <br /> Permit ofor Conditional District <br /> (1) Submittal Requirements <br /> In addition to the information required by Section 2.7 or 2.9, as applicable, the <br /> following shall be submitted as part of the application: <br /> (a) Evidence that the requirements of the North Carolina General Statutes <br /> Chapter 65 can be achieved and that the standards of the N.C, <br /> Cemetery Commission shall be met. <br /> (2) Standards of Evaluation <br /> (a) A minimum lot size of two acres is provided. <br /> (b) The site shall have direct access to a collector or arterial street. <br /> (c) There shall be adequate space within the site for the parking and <br /> maneuvering of funeral cartilages. <br /> (d) No interments shall take place within 30 feet of any lot line. <br /> 5.6.3 Eating and Drinking Establishments <br /> (A) Use Standards <br /> (1) Shall have frontage, and obtain access from, a public roadway. <br /> (2) Buildings housing nightclubs, bars, and pubs shall not be located within 200 ft. of <br /> a residential structure. <br /> (3) Drive-thru facilities shall only be permitted within the CC-3, GC-4, EDE-2, EDB-2, <br /> EDH-4, and "",�„ D GZConditional Zoning Districts. <br /> 5.6.4 Funeral Homes <br /> (A) Use Standards <br /> 0)Shal�hbpe.r.m.itted- as; a Ge-R Ji+i I Ise Dmst-in+ Refer to Con+iA_R G, 1 2 of this <br /> Ordinance <br /> Orange County, North Carolina—Unified Development Ordinance Page 5-36 <br />
