13 <br /> 1 As a general reminder, development of the property will be limited to applicable conditions <br /> 2 imposed by the County as agreed to by the applicant. This includes continued compliance with <br /> 3 existing, and any additional, imposed conditions. Parcels and Size: PIN 0910-23-7159: An approximately 21.54 acre split zoned property with <br /> 13 approximately: <br /> 14 • 7.37 acres zoned AR; and <br /> 15 • 14.17 acres zoned NC Highway 57 Speedway Rural Economic Development Area <br /> 16 (REDA-CZ-1). <br /> 17 If the request is approved, the entire 21.54 acre parcel would be zoned REDA-CZ-1. A map <br /> 18 denoting the vicinity and current zoning of the Property is contained in Attachment 2. <br /> 19 The portion of the Property within the Little River Protected Watershed Protection Overlay <br /> 20 District is limited to 12% impervious surface (5,227 sq. ft. per acre) for non-residential uses. <br /> 21 The proposed development activity is contained within the Little River portion of the Property. <br /> 22 B. Township: Little River. <br /> 23 C. Future Land Use Map (FLUM) Designation: The parcel is located within the <br /> 24 Agricultural Residential designation. Please refer to the maps contained in Attachment 3 for <br /> 25 more information. <br /> 26 D. Growth Management System Designation: Rural Designated. <br /> 27 E. Existing Conditions/Physical Features: Varying topography with wooded areas and <br /> 28 water features (i.e. ponds and streams). Portions of the Property have been developed in <br /> 29 support of a self-storage business. <br /> 30 F. Roads: <br /> 31 1. North: Mile Branch Road, which serves as the access drive for the Property; <br /> 32 2. South: Bacon Road; <br /> 33 3. West: NC Highway 57; <br /> 34 4. East: The eastern property line does not have frontage or abut on a roadway. <br /> 35 G. Water and Sewer: Development of the property will rely on individual well and septic <br /> 36 systems. The Property is not in an area served by public water/sewer. <br /> 37 Surrounding Land Uses: <br /> 38 North: 80 acre parcel with a go-kart race track zoned AR; <br /> 39 South: Bacon Road and AR zoned property ranging in size from 1.8 to 18 acres in area. <br /> 40 There is a 2 acre parcel with an existing single-family residence; <br /> 41 West: NC Highway 57, an 8 acre parcel with a single-family residence split zoned AR and <br /> 42 Existing Commercial (EC-5), the Orange County Speedway on a 118 acre parcel also zoned <br /> 43 AR; and <br />
