260 <br /> Article 6: Development Standards <br /> Section 6.3:Land Use Intensity Measures142F <br /> or radially to curved walls. <br /> (b) Distance to all points shall be at least equal to minimum requirements set <br /> forth herein,except as provided as Section 6.2.8. <br /> (E) Minimum Open Space Requirements Adjacent to Walls <br /> JIM,LTAEBLE 6.2.1 1.E:MINIMUM OPEN SPACE REQUIREM:jm <br /> ADJACENT TO WALLS <br /> portionsMinimum distance from walls to lot lines or building site lines for buildings or <br /> containing quarters shall be computed as follows where D is depth in feet,L is length in feet,and S is <br /> height in stories: <br /> Primary Walls D=6+25+L/10 <br /> Secondary Walls D=2+S+L/10 <br /> Tertiary Walls Only as required for fixed,ground-level yards,or as required for fire <br /> protection by building or other applicable codes. <br /> (F) Special Requirements and Modifications for Courtyards <br /> (1) Outer Courtyards <br /> (a) For outer courtyards bound on three sides by building walls or potential <br /> walls,the width shall not be less than the sum of the required yard <br /> distances measured from opposing walls. <br /> (b) Where depth of a courtyard is less than half the width,the minimum <br /> width required shall be reduced 25%. <br /> (c) Depth of a courtyard shall not be greater than one and one-half times <br /> width. <br /> (d) Where walls are not parallel to property or building site lines,the nearest <br /> portion to such lines shall be at least the required minimum distance <br /> therefrom. <br /> (2) Inner Courtyards <br /> (a) Inner courtyards formed on four sides by building walls or potential <br /> building walls shall have a minimum dimension equal to the sum of the <br /> required yards but not less than ten feet and area shall not be less than <br /> 150 square feet for two stories or more. <br /> (b) Except in cases of inner courtyards,atriums,or enclosed patios for <br /> single dwelling units,an unobstructed passageway shall be provided at <br /> the lowest level of each inner courtyard with a cross-section not less than <br /> four feet wide by seven feet high. Such passageway shall be continuous <br /> from the inner courtyard to unobstructed open space adjacent to the <br /> building,and shall be so aligned as to facilitate passage of non-vehicular <br /> fire fighting equipment including ladders. <br /> (c) Inner courtyard design shall permit use of fire ladders. <br /> SECTION <br /> 6.3.1 Applicability <br /> (A) In accordance with Article 3 of this Ordinance,the standards established in this Section <br /> shall be applicable to those districts and uses subject to the Land Use Intensity system. <br /> 143 This section enumerates the ratio requirements of the zoning district charts in Article 3.
