238 <br /> Article 5: Uses <br /> Section 5.15:Standards For Manufacturing,Assembly,Processing,And Distribution Uses—Other Than Food <br /> (2) If located adjacent to residentially zoned property,all structures,facilities,storage <br /> areas,and parking areas shall be setback a minimum of 100 feet from all <br /> property lines. <br /> (3) Major events may attract more than 150 people at one time and may occur more <br /> frequently than twelve times per year. <br /> (4) Loudspeakers and public address systems shall not be used before 7 a.m.or <br /> after 7 p.m.if an existing residence is located within 1,000 feet of the facility, <br /> unless approved otherwise in the permit or conditions of approval,as applicable. <br /> (5) Special events shall cease no later than 9 p.m.on Sunday through Thursday or <br /> 11 p.m.on Friday and Saturday,unless approved otherwise in the permit or <br /> conditions of approval,as applicable. <br /> (6) Food services are not allowed unless approved in the permit or conditions of <br /> approval,as applicable. <br /> (7) The permit or conditions of approval,as applicable, may limit the frequency of <br /> events. <br /> (8) Retail sales are intended to be comprised primarily of products produced on-site <br /> but may include complementary items. <br /> SECTIONSTANDARDS FOR MANUFACTURING, ASSEMBLY, <br /> PROCESSING, • OTHER THAN FOOD <br /> 5.15.1 Manufacturing,Assembly, Processing and Distribution Uses-Other Than Food <br /> (A) Standards For El and 1-1 Zoning District <br /> (1) Uses shall be limited to 10,000 sq.ft.of building area. <br /> (B) Standards for EDB-1 and EDE-1 Zoning Districts <br /> (1) Uses shall be limited to 20,000 sq.ft.of building area. <br /> 5.15.2 Metal Fabrication Shop <br /> (A) Standards for ASE-CZ-CD and ASE-RB-CD Zoning Districts <br /> (1) Facility must be located on a bona fide farm. <br /> (2) Minimum lot size:3 acres. <br /> (3) Maximum building size:3,000 square feet. <br /> (4) If located adjacent to residentially zoned property,all buildings and operations <br /> must be located a minimum of 200 feet from the property line. <br /> 5.15.3 Research Facility With Manufacturing <br /> (A) Standards for the O/RM Zoning District <br /> (1) The following Multiple Uses are permitted in the O/RM zoning district when the <br /> Principal Use type is Research Facility With Manufacturing and shall adhere to <br /> the standards of Section 5.15.3(A)(2): <br /> (a) Financial Services <br /> (b) Service land uses,limited to Beauty&Barber Shops, Laundry and Dry <br /> Cleaning Services <br /> (c) Eating and Drinking Establishments limited to Nightclubs, Bars, Pubs, <br /> Restaurants Carry Out and General. <br /> (d) Retail, limited to 12,000 sq.ft.of building area <br /> Orange County,North Carolina—Unified Development Ordinance Page 5-121 <br />
