10 <br /> Article 1: Administration <br /> Section 1.2:Official Zoning Atlas <br /> (3) The standards may be in effect only in the area affected by the contemplated <br /> plan and/or in which its implementing mechanisms will apply;and <br /> (4) The standards may limit the nature and type of development applications and <br /> projects which are approved throughout the duration of the standards. <br /> SECTIONOFFICIAL ZONING <br /> 1.2.1 Generally <br /> (A) The Orange County planning and zoning jurisdiction shall be,and hereby is,divided <br /> into Zoning Districts as detailed in Article 3 of this Ordinance. <br /> (B) The boundaries of said Zoning Districts are hereby established as shown on the Official <br /> Zoning Atlas which accompanies this Ordinance and which,with all notations, <br /> references,and other information shown thereon,shall be as much a part of this <br /> Ordinance as it is fully described herein. Maps and descriptions accompanying <br /> enacted amendments shall be displayed by the Planning Department adjacent to the <br /> Official Zoning Atlas until such time as the official copy is corrected. <br /> (C) The Official Zoning Atlas and any subsequent amendments shall be authenticated by <br /> the Clerk to the Board of County Commissioners and kept on file in the Planning <br /> Department. The surrentOfficial Zoning Atlas and prior Tversions may be <br /> maintained either in paper or digital for mat.- <br /> (D) Copies of the Official Zoning Map Atlas,or portions thereof,may be made from time to <br /> time. These copies are for informational purposes only and the Official Zoning Atlas, <br /> as described herein,shall be the final and sole authority as to the zoning status of land <br /> within the zoning jurisdiction of Orange County. <br /> (E) The Planning Director shall be responsible for entering amendments to the Official <br /> Zoning Atlas. <br /> (F) The Planning Director shall authenticate the entry of each amendment to the Official <br /> Zoning Atlas and shall maintain a record of the nature and date of entry of each <br /> amendment. <br /> (G) Changes to the Official Zoning Atlas,other than those authorized by duly approved <br /> amendments to this Ordinance,shall not be made. The making of unauthorized <br /> changes to the Official Zoning Atlas shall be considered a violation of this Ordinance. <br /> (H) Amendments to this Ordinance that result in the change in classification of any piece of <br /> land shall become effective immediately upon enactment by the Board of County <br /> Commissioners. The Board of County Commissioners,upon a finding of due cause, <br /> may extend the effective date of any such amendments. <br /> (1) When all or part of the Official Zoning Atlas becomes damaged,lost,destroyed,worn <br /> or hard to interpret by reason of its age,condition, number of changes or otherwise,the <br /> Atlas shall be replaced by the Planning Director. This new edition of the Official Zoning <br /> Atlas may not change the zoning status of any property. Such replacements shall be <br /> authenticated by the Clerk of the Board of County Commissioners and shall bear the <br /> date of replacement. <br /> 1.2.2 Interpretation of Zoning District Boundaries <br /> When there is any uncertainty as to the intended location of any zoning district boundary on the <br /> Zoning Atlas,the Planning Director shall make an interpretation of the Atlas upon request of any <br /> person. Any person aggrieved by any such interpretation may appeal such interpretation to the <br /> Board of Adjustment. The Planning Director and the Board of Adjustment,in interpreting the <br /> Zoning Atlas or deciding any appeal,shall apply the following standards: <br /> $New provision in NCGS 160D-105. <br /> Orange County,North Carolina—Unified Development Ordinance Page 1-8 <br />
