Article 6: Development Standards 278 <br /> Section 6.17: Traffic Impact Analysis <br /> (c) The Board of County Commissioners or Board of Adjustment-, as <br /> appropriate, may decide that certain improvements on or adjacent to the <br /> site or on roadways or intersections for which the improvements are <br /> needed to adequately and safely accommodate site traffic are mandatory <br /> for special use permit approval and may make these improvements <br /> conditions of approval, may require modifications in the use, or may deny <br /> the permit. <br /> (B) Subdivision Review <br /> (1) Time of Submission <br /> (a) The sketch plan should be sufficiently detailed to allow the Planning <br /> Department to assess the need for a traffic impact study. <br /> (b) The traffic impact study shall be submitted to the Planning Department <br /> with and as part of, the preliminary plan application for subdivision <br /> approval. <br /> (2) Implementation <br /> (a) The Planning Department and other agencies or officials as appropriate, <br /> shall review the impact study to analyze its adequacy in solving any <br /> traffic problems that will occur due to the subdivision. <br /> (b) The Planning Department and Planning Board may recommend and the <br /> Board of County Commissioners may decide that certain improvements <br /> on or adjacent to the site are mandatory for plan approval and may <br /> attach these conditions to the approval. <br /> (c) If the Board of County Commissioners concludes that additional <br /> improvements are necessary, the applicant shall have the opportunity to <br /> resubmit alternative improvement designs for approval. <br /> (C) GZ-Conditional District Application <br /> (1) Time of Submission <br /> The traffic impact study shall be submitted to the Planning Department with and <br /> as part of, the GZ-Conditional District application. <br /> (2) Implementation <br /> (a) The Planning Department and other agencies or officials as appropriate, <br /> shall review the impact study to analyze its adequacy in solving any <br /> traffic problems that will occur due to the proposed development. <br /> (b) The Planning Department and Planning Board may recommend and the <br /> Board of County Commissioners may decide that certain improvements <br /> on or adjacent to the site are mandatory for plan approval and may <br /> attach these conditions to the approval. <br /> (c) If the Board of County Commissioners concludes that additional <br /> improvements are necessary, the applicant shall have the opportunity to <br /> resubmit alternative improvement designs for approval. <br /> (D) Site Plan Approval <br /> (1) Time of Submission <br /> The traffic impact study shall be submitted to the Planning Department with and <br /> as part of, the site plan. <br /> (2) Implementation <br /> Orange County, North Carolina—Unified Development Ordinance Page 6-134 <br />
