There is a shopping <br /> center approximately one mile down the road that includes a Walmart, <br /> Home Depot, and various other chain stores and fast food restaurants. <br /> On the other side of the road from the shopping center is a newly built <br /> Sheetz, which also has space to have another tenet beside them. <br /> The applicant is also asking the land use designation for the property be changed from <br /> Rural Residential to Commercial Industrial Transition Activity Node (CITAN). The <br /> applicant suggests current development trends along NC Highway 86, as well as <br /> existing land use designations for parcels to the north and west, support changing the <br /> designation of the subject property to CITAN. <br /> As a general observation, the requested changed to the FLUM is necessary if the <br /> rezoning request is to be approved. <br /> WHY YOU ARE RECEIVING THIS LETTER: As previously indicated, you are receiving <br /> this letter as your property is located within 1,000 ft. of the Property subject to a <br /> rezoning petition. Per Section 2.8.7 of the UDO, staff is required to send written notice, <br /> via first class mail, to property owners within 1,000 ft. informing them of the date/time of <br />
