Board deliberation. <br /> ORANGECOUNTY <br /> CONDITIONAL ZONING—WHAT IS IT? <br /> • Tool designed to address impacts from land uses that <br /> cannot necessarily be addressed by existing general <br /> land use development standards/policies; <br /> • Applicant proposes development standards addressing <br /> potential impacts (i.e. lot size, setbacks, parking, <br /> landscaping, open space management, traffic <br /> management,signage,etc.); <br /> • County can impose conditions; <br /> • If approved, use of the property subject to approved <br /> master plan and conditions created during the <br /> application review process. <br /> ➢ Process,ultimately,creates a new zoning district. <br /> ORAN xIMU TY <br /> Master Plan Development-CZ: <br /> • Review/action on rezoning petition and a master concept <br /> plan; <br /> STAFF COMMENT: Does not involve approval of site <br /> specific development plan(s),specific land uses,or tenants. <br /> Formal site plan submittal not required per Section(s) <br /> 2.9.2 and 6.7 of the UDO. <br /> • Processed in a legislative manner(i.e.does not require <br /> sworn testimony or competent material evidence); <br /> • Decisions based on determination Project is consistent <br /> with Comprehensive Plan,Small Area Plans,and UDO. <br /> STAFF COMMENT: If alternative design standards are <br /> proposed, County determines if they meet spirit/intent of <br /> existing regulations. <br /> GRAN xE'COUNTY <br />
