38 <br /> i. All required landscaping shall be installed and maintained by the <br /> developer or their successor in perpetuity; <br /> ii. Existing vegetation shall be preserved, where possible, in identified <br /> buffer areas as indicated on the approved Master Concept Plan. If <br /> existing vegetation is utilized, a minimum of fifty percent (50%) of the <br /> critical root zone of the existing tree must be within the buffer and <br /> must remain undisturbed in order to apply towards land use buffer <br /> standards; <br /> iii.
