Final Draft Conditions of Approval <br /> PURPOSE: To receive updates, consider Planning Board and staff recommendations, begin <br /> deliberation, and provide direction/take action on an applicant initiated Zoning Atlas Amendment <br /> for parcels north of Interstate 85/40, east of Mt. Willing Road, to Master Plan Development <br /> Conditional Zoning (MPD-CZ) district. <br /> Specifically, the Board will be taking action on an application submitted by Buc-ee's Limited to <br /> rezone two parcels with PIN numbers 9854-16-1576 and 9854-36-3711 (hereafter `the <br /> Property'): <br /> FROM: Office/Research and Manufacturing (O/RM); Upper Eno Protected <br /> Watershed Protection Overlay District; Major Transportation Corridor (MTC) <br /> Overlay District; Efland Interstate Overlay District. <br /> TO: Master Plan Development Conditional Zoning (MPD-CZ) district; Upper Eno <br /> Protected Watershed Protection Overlay District; Major Transportation <br /> Corridor (MTC) Overlay District; Efland Interstate Overlay District. <br /> As indicated during the BOCC's January 12, 2021 meeting, the public comment period for this <br /> item closed at 9:00 a.m. on January 14, 2021. As a result, the BOCC will not be accepting <br /> further public comment on this item at tonight's meeting. <br /> BACKGROUND: BOCC review of this item began at the BOCC's December 15, 2020 Business <br /> meeting and concluded with the closure of the public hearing on January 12, 2021.
