44 <br /> a. No sign shall exceed 24 square feet in area <br /> b. No more than two (2) signs per building site <br /> c. Construction and Financing Signs must be <br /> removed within 10 days of receipt of certificate of <br /> occupancy for any one building site. <br /> i. Lighting: In addition to the standards contained in Section 6.9 of the UDO, the <br /> following specific standards shall apply to the Project: <br /> i. All lighting shall be full-cut off fixtures; <br /> ii. Lighting in parking areas shall observe a height limit of 36 ft.; <br /> iii. All lighting shall comply with maximum foot-candle limits at <br /> property lines as noted in Section 6.11.6.A of the UDO. There <br /> shall be no net increase in existing lighting levels along the <br /> Interstate 85/40 on/off ramp beyond existing lighting installed and <br /> maintained by NC DOT; <br /> iv. Lighting within the Project shall abide by the standards detailed <br /> in Section 6.11.8 of the UDO. <br /> i. Stream Buffers: The Project shall comply with the provisions of Section 6.13 <br /> of the UDO. <br /> j. Stormwater regulations: The Project shall comply with the provisions of <br /> Section 6.14 of the UDO.19 <br /> A Master Stormwater Management Plan (SMP) shall be developed to address <br /> stormwater runoff for the entire development even though individual parcels <br /> may be responsible for installing stormwater control measures (SCMs). <br /> Stormwater facilities will be designed to meet current Ordinances with the <br /> development of each individual Development Area within the Project. <br /> Nitrogen and Phosphorus load contributions leaving the site must be held to <br /> 2.20 Ibs per acre per year and 0.33 Ibs per acre per year respectively. These <br /> standards shall be met via offset payments (nutrient buy-down payments) <br /> and/or on-site SCMs consistent with State law and the UDO. <br /> k. Erosion Control regulations. The Project shall comply with the provisions of <br /> Section 6.15 of the UDO. <br /> I. Flood regulations: The Project shall comply with the provisions of Section 6.21 <br /> of the UDO. 20 <br /> VI.
