41 <br /> x. The Project shall comply with the provisions of Section 6.6.4 of the <br /> UDO related to preservation of required buffers within the Major <br /> Transportation Corridor (MTC) overlay district. This includes the <br /> ability to create visual breaks in the buffer in accordance with Section <br /> 6.6.4 (A) (5). <br /> g. Parking: In addition to the standards contained in Section 6.9 of the UDO, the <br /> following specific standards shall apply to the Project: <br /> i. Space(s) shall be required based on the following standard(s): <br /> 1. Retail: 1 space for every 300 sq.ft. of gross floor area; <br /> 2. Bank/Financial Institution: 1 space for every 200 sq.ft. of <br /> gross floor area. 5 stacking spaces shall be provided per <br /> individual drive-in window; <br /> 3. Office: 1 space for every 300 sq.ft. of gross floor area; <br /> 4. Eating and Drinking Establishment: 1 space for every 40 <br /> seats or 1 space for every 50 sq.ft. of floor area for public use <br /> whichever is greater; <br /> 5. Short-Term Rental Non Host Occupied: 1 space per room <br /> plus 1 space per shift employee; <br /> 6. Manufacturing: 1 space per 1,000 sq.ft. of floor area. <br /> ii. Car wash: there will be stacking/storage space provided to <br /> accommodate a minimum of 10 vehicles waiting for access to the <br /> proposed car wash facility. <br /> h. Signage: In addition to the standards contained in Section 6.12 of the UDO, <br /> the following specific standards shall apply to the Project: <br /> a. In general: <br /> i. Signs or marketing of any kind are prohibited within the common <br /> areas/open space of the Project; <br /> ii. In addition to the requirement of Section 6.12.7 of the UDO, sign <br /> submittals shall include a photo of the actual building exterior and <br /> a rendering with the proposed sign superimposed same; <br /> iii. All signs shall be internally illuminated; <br /> iv. Window signs or graphics of shall be limited to 25% of the window <br /> surface as defined from floor to ceiling. <br /> b. Specific sign limits: <br /> i. Development Area 1: <br /> 1. Freestanding Sign: <br /> a. Maximum Number: 1 <br />
