Roof design that serve to enhance the capture of <br /> natural light shall be encouraged; <br /> b. All rooftop HVAC equipment, elevator overrides, and <br /> other similar devises shall be screened utilizing 1 of the <br /> following methods: <br /> i. Clad in exterior materials that are non-reflective <br /> or illuminated, OR <br /> ii. Designed as an architectural feature of the <br /> proposed structure, OR <br /> iii. Screened through some vegetative buffer or <br /> fencing. <br /> c. Solar panels shall be allowed to be installed along roof <br /> tops, including raised panels to allow for tracking of the <br /> sun's rays, in accordance with the following: <br /> i. The panels shall oriented or designed to <br /> prevent glare, and <br /> ii. Roof mounted panels shall be screened from <br /> view at through an architectural feature. <br /> iii. Metal roofs shall be non-reflective and <br /> designed to blend in with the architecture of the <br /> building. <br /> d. Ground mounted solar shall be screened from view by <br /> fencing or vegetative buffer. <br /> e. Sloped standing seam metal roofs shall be permitted <br /> as long as they are designed to blend in with the <br /> architecture of the building and the district, <br /> f. Flat roofs comprised of TCP, EPDM, rubber single-ply <br /> membrane and other similar products shall be <br /> permitted as long as the applicant demonstrates that <br /> the roof shall be hidden or shielded from the public's <br /> street view through the use of parapets, railings, or <br /> balusters. <br />
